Led a staff of 12 and assets exceeding 1 MSF (plus 2 parking garages) within the Baltimore / Annapolis region, responsible for overall management and performance of assets including leasing, marketing, brokerage oversight / selection, tenant relations, vendor selection / management, budgeting, staffing, project management, reporting, and lead all due diligence efforts for regional acquisitions.

Principal focus was maximizing occupancy and lease term, while minimizing transaction costs and downtime throughout a mid-Atlantic industrial portfolio. Core responsibilities included networking with peers, brokerage community, and municipal officials; broker evaluation and selection; determining marketing strategy for each asset; meeting current and prospective tenants; drafting proposals and responses; negotiating all leases and amendments; preparing underwriting for each deal (new and renewal); engaging and managing legal counsel when necessary; reviewing tenant improvement packages; positioning vacant suites to meet market conditions; evaluating tenant financials and make credit recommendations; preparing annual budget for each suite and each asset; providing guidance for capital projects; recommending and facilitating acquisitions and dispositions; negotiating listing and commission agreements; preparing and delivering quarterly market reporting and bi-weekly regional updates.

Responsible for the leasing, acquisition, and disposition of retail, office, industrial, land, residential developments, assisted living, and net-leased assets throughout the Baltimore - Washington metropolitan region. Developed operating budgets, marketing strategies, annual leasing projections, development and redevelopment pro-formas, financing packages, recommended lease rates, sale prices, and negotiated deal terms of leases and purchase & sale agreements.

Responsible for the leasing, acquisition, and disposition of office, industrial, and retail properties throughout the Baltimore Metropolitan region.

Development of urban, sub-urban and rural wireless communication sites including site identification, lease negotiation and execution, site design, zoning approvals, and building permits.
