Secured two additional equal investors, all three of us invested equal amounts to create a cash reserve to acquire commercial real estate. Lead the sourcing and marketing efforts to procurement of two properties directly with land owners. Created a unique marketing marketing strategy leveraging technology to market to 100+ property owners of raw land owners to identify great off market buying opportunities without the use of expensive brokers. Conducted analysis and due diligence of target properties to mitigate risks associated with purchasing raw land. Negotiated bank financing options. Negotiated the purchase agreement with two property owners, one for 23 acres, the other for 16 acres of raw land. Negotiations lead to the successful purchase of both properties at a savings of 25% off standard market rates. Saved the firm money utilizing agricultural exemption strategies to lower real estate tax rates. Both properties doubled in value over a period of three years.
