In addition to the day to day accounting responsibilities he prepares internal budgets, financial analysis, project billings, assists with the preparation and submission of new project bids, and has a direct responsibility for tax planning and compliance for the company and its ownership. He has taken an active role in new business development for Folsom, and has helped position the company for growth. In establishing company policies, procedures, and internal controls to manage that growth with a small nucleus of finance and/or administrative staff, he has made critical contributions to the long term success of the company .

As a Managing Member of DESTINY MARKETING, LLC (a single purpose entity created to be the sales and marketing agent for Legendary, Inc./Emerald Grande) in the acquisition, disposition and repurposing of real estate.Provided consulting services to Legendary Inc., the developer, in reviewing and advising on the plan to develop Emerald Grande HarborWalk Village, a 281 unit property which included a mix of condominium, luxury fractions and retail representing more than $300 million in sales. Responsible for the entire sales process for the whole ownership and fractional elements, applying years of expertise to conduct market research and design the fractional program, unit sizes and the fractional use plan. Collaborated with the client’s development team to integrate the Master Declaration (CC&R) documents and budget with separate condominium declarations and led the creation of the Fractional Overlay to comply with timeshare laws. Maximized the total sales revenue by creating the unit price lists and inventory release phases. Selected and installed CRM, property management, reservations and member/club management solutions. Orchestrated the real estate appraisal process, assisting the appraisers in understanding and appreciating the attributes of the property. Instrumental in helping the Developer secure the necessary Construction and Development Loan. Instrumental in securing buyer Mortgage financing for the Fractional and Whole Ownership units at Emerald Grande at HarborWalk Village by leveraging relationships and making effective presentations to numerous financial institutions, allowing for Legendary to close nearly 100% of the pre-sale contracts. Expedited the processing of more than 400 deeds by collaborating with the Title Agent and applying extensive legal knowledge to create all the property and closing documentation.

Recruited into a multifaceted role because of experience building and running successful timeshare business in partnership with Hilton. Improved the capabilities of the timeshare management and property management systems by evaluating business needs and reconfiguring systems within budget to meet goals.
