CurrentResponsible for structural and operational integrity of 72 Row house, 16 Duplex house,15 wing including 740 flats ,5 lac liters swimming pool and club house.Handling and Monitoring Facility of 5, 72,000 Sq. Ft. area.Manage in-house union operating engineers of multiple skills including building engineers, electricians, painters, door specialist, HVAC technicians, and carpenters.Extensive working knowledge of mechanical/electrical/plumbing and HVAC.Experience in establishing and implementing safety, security and waste handling programs.Track record of successfully negotiating and enforcing vendor contracts.Oversee all aspects of the physical facilities including budget management, building maintenance and renovation, building safety, and repair and replacement of equipment.Prepare estimates, schedules and plans for operational and preventive maintenance. Negotiate and manage vendor contracts.Oversee outside contractors undertaking renovation and maintenance work including plumbing, HT LT Panels, AHU, DG sets, carpentry, painting, plastering, heating and air conditioning, security and electrical systems.Manage and develop facility maintenance staff to ensure duties are performed in a timely and efficient manner at the required level of quality.Provided facility management support for the building maintenance and operations for customer facilities.Responsible for the safe maintenance, repair and replacement of equipment and systems including plumbing, HVAC, electrical, fire alarm, 5 lac ltrs Swiming pool, sewer line, storm line, rain water harvesting utilities and waste managementSupervised the MEP, Housekeeping, Pest control, Help desk, Security, Event Management, Parking Administration and horticulture services. Scheduled and managed the daily work activities of maintenance staff.Planned and implemented security and hazard waste handling systems.Conduct emergency troubleshooting and ensure maintenance support availability.
