I manage the change management procedures, payments, and contractual matters for a residential building project in Business Bay, which includes one basement and 34 floors, with an accepted contract price of AED 220,000,000.00. My roles and responsibilities are as follows:Liaise with, manage, and administer contracts for the Main Contractor, direct contractors, and consultants.Review, verify, and manage all contract documentation between the consultancy/contracting companies and any other parties.Prepare payment certificates for recommendation to the Employer, ensuring all supporting documentation is complete and accurate.Manage invoicing and billing processes for consultants, contractors, and suppliers, ensuring timely and accurate payments.Validate, evaluate, and negotiate variations submitted by contractors, providing detailed cost impact assessments.Prepare and process variation orders for instructed changes, maintaining a detailed variation log to track the status of Change Order Requests (CORs) and variation orders.Develop and monitor monthly cost control mechanisms, including financial statements and document control procedures.Prepare and present comprehensive cost reports that reflect the current financial status of the project.Provide commercial and contractual inputs for the preparation of monthly progress reports.Maintain accurate records of advance payment guarantees, performance bond guarantees, insurances, and contractor payments.Assist in the resolution of disputes or claims, ensuring all actions comply with contractual obligations and protecting the company’s interests.Prepare final accounts with all supporting documentation.Maintain clear and complete communication with the Project Team on all commercial and contractual issues.Provide guidance and support to project staff on commercial matters to ensure smooth project execution.
