Co- Owner Operations Manager

Prepare accurate quantity surveys and estimates for those divisions of the project as assigned.Establish margin and contingency plan with Construction Executives.Ability to provide conceptual cost estimates and cost models from minimal information. Ability to effectively communicate estimate to owner and architect/engineer.Participate in plan review and estimate reviews for respective projects.Assist in the compiling of historical cost data for project estimates.Collaborate with Architects/Engineers to request clarifications or additional information.Review project documents and identify potential conflicts and constructability questions.Attend project meetings and perform site investigations as assigned.Lead Internal estimating teams on all size projects, assign priorities, goals and responsibilities.Ability to quantify with adequate detail and provide well organized estimate detail with reasonable baseline unit pricing for all divisions of work.Monitor take-off and be a resource person for other team members of the estimate team to coordinate and answer questions.Proficient in creating and reviewing internal general conditions cost estimates. Establish a plan for allocating base project general conditions and cost of work general conditions.Solid understanding of common contracting methods, able to understand risk and reward of each.Solicit major subcontractors and suppliers. Analyze the qualifications of potential subcontractors.Ability to read and understand internal labor and project cost reports. Apply cost information to Constructions general conditions and self perform work estimates.Develop/prepare/review value analysis estimates.Identify project opportunities and risks.Assist project management team in the construction planning meeting. Familiarize the project team with assumptions and methods contemplated by our estimate. Assist with the initial project subcontracting plan.
