Affordable housing development in San Francisco Bay Area

• Provide customer service at the Permit Center to the general public including residents, developers, prospective applicants, etc. as well as provide support technical assistance for the Building Division, Code Enforcement Division and the Fire Prevention Office.• Process entitlement applications such as Site Plan Reviews, Variances, Administrative/Conditional Use Permits, Density Bonus, Zoning Text Amendments, etc. and facilitate interdepartmental review of such applications for new developments and land uses to be determined either administratively or before the Planning Commission and/or City Council.• Review discretionary projects in accordance with the California Environmental Quality Act (CEQA) Guidelines, including review technical studies and drafting Initial Studies and Negative Declarations and/or Mitigated Negative Declarations.• Worked closely with the Public Works Department on a Capital Improvement Project (CIP) for the new Fire Station #6 and Regional Fire Training Center, facilitated the entitlement application, completed writing the IS/MND with MMRP, and brought the project before the Planning Commission for final disposition.• Establish process improvements and create/update new Planning applications and handouts to be shared with the general public to assist understanding the Planning process and specific zoning code requirements.• Participated in the Government Alliance on Race and Equity (GARE) to prepare and implement the City's Racial Equity Action Plan, and facilitate internal department and executive trainings on the importance of equitable service provision utilizing a racial equity lens.

- Process development applications such as design reviews, site plan reviews, conditional use permits, and minor exception permits, etc. applying the provisions of the Zoning Code and General Plan.- Draft staff reports and resolutions to be reviewed and presented to the Planning Commission for entitlements.- Prepare graphic maps and presentations to be presented at the Architectural Commission, Planning Commission, or the City Council.- Notice upcoming entitlements for public review and prepare approval letters with the corresponding findings and conditions of approval.- Assist in updating the City's Housing Element and enforce the recently adopted Massage Therapy Business Ordinance.

• Assisted the public such as residents, contractors, architects, developers, etc. at the planning counter with information on zoning and development standards, entitlement applications, and upcoming projects.• Processed development applications in compliance with the California Environmental Quality Act (CEQA) citing specific categorical and statutory exemptions. • Coordinated with the various internal departments such as Police, Fire, Building, and Engineering on proposed developments, site plans, and particular land uses.

• Provided assistance to the Planning Technicians, Assistant Planners, and Planning Manager to prepare staff reports to the Planning Commission and Administrative Committee regarding conditional use permits, variances, tentative tract maps, and other development applications. • Distributed information to the public, provided assistance at the planning counter, reviewed and processed development applications for entitlements, and approved minor building plans and zoning clearances for new business licenses.

• Interned for the Community Relations Division under the City Manager's Office and the Public Works Department. • Worked closely with the Utilities Conservation Coordinator to provide educational material to the public regarding water conservation, rebates, incentive programs, and the Water Stage III Alert. • Assisted with outreach programs to students, teachers, and parents in the Chino Hills area including the Water Conservation Design-A-Sign Contest, Earth Day, and landscape workshops.• Provided assistance to the Water & Sewer Manager and Environmental Programs Coordinator with utility tracking, data entry, and back-flow prevention.
