Success: Apr 2017. After 7 years the 3rd and final Dev. Agreement was approved and construction is expected to move forward in May 2017. Hotel opening - fall 2019?Contributed historical/genealogical research on William Ziock Bldg.in preparation for application for historic designation on National Register (achieved in summer). Serves in leadership for start-up, historic status, campaign to support passage State HTC/celebration and outreach to developers, FOZ was included as signatory on MOU between the State and City, stipulating contribution in marketing and selection of appropriate development partner for redevelopment of property. Organization created 2 websites (www.ziock.org for historic phase & www.development.ziock.org for redevelopment phase). FOZ identified nearly 5 dozen qualified developers with experience on sizable projects using historic status for tax credits. Identified & recruited Gorman & Co. (WI) to tackle the Ziock-Amerock property; they plan a 160+ room hotel and conference center with parking ramp. To support market study, organization contacted more than 6 dozen local businesses, organizations and not-for-profits seeking hotel room night use over the past year. FOZ also created a list of 220+ other properties eligible for both State and federal HTCs (historic tax credits) and continues outreach or discussion with multiple developers on these options. They also conducted a survey of downtown residential landlords on rent rates among 220+ units rehabbed between 1997 - 2017. Their latest project is working on marketing pieces to accompany City of Rockford RFPs and contacts with nearly 150 developers from a list combined from City and FOZ sources.

In 2009, purchase face block of 600 block of Cedar Street including 8 empty lots and a building comprised of 5 distinct sections constructed between 1912-1944. In the summer of 2015, the buildings of the Shumway and Condon Bros. Seed companies received historic status, listed on the Federal Register.Richardson Building project involved TIF, Historic Tax Credits (federal), City Storefront grant and City loan. Won three (3) awards: Driehaus Award, Adaptive Reuse (2006); State AIA (2008 for architect Gary W. Anderson); and River District "Heart of Rockford" award.
