Residential Administrator
Current~Monitors & directs rental activity, marketing activity, and maintains an in-depth, on-going knowledge of the local market. ~Utilizes effective marketing strategies to secure traffic. ~Collects rent in a timely manner and follows procedures for late rents. ~Maintains customer service standards & resident relations. ~Meets the needs of residents within guidelines and enforces their lease agreements. ~Ensures all pertinent information is entered into property management software for billing & tracking purposes. ~Processes applications for approval and follow-up with candidates regarding application status. ~Processes security deposit refunds in timely manner. ~Maintains lease files in an organized and accessible manner to include updating information, purging files on a regular basis & creating new filing systems as needed. ~Prepare formal notices in accordance with state law and company standards, including but not limited to late notices, change in term notices, and notices of violation of community rules and regulations. ~Monitors lease renewals. ~Maintains a calendar of scheduled move-ins and move-outs. ~Acts as a back-up to reception position as needed. ~Assists incoming phone calls from prospective new residents and qualifies them by covering all required criteria.~Demonstrate ability to resolve resident complaints. ~Maintain all account records and transactions including rent increases and other management-approved debits and credits. ~Cross-trains. ~Pursues collections. ~Completion of remittance of CRP's on an annual basis in a timely manner. ~Creates agenda, prepares for & coordinates weekly meetings.
