CurrentTransactional:1. Working with Investment Managers vet out potential CRE opportunities for viability2. Conduct technical due diligence (TDD) assessments for acquisition: Property Condition, Environmental Site, Climate Risk, Energy & Sustainability, Zoning, Land Use, Envelope integrity, historical spend, Purchase Sale, 10-year Capex forecast, 3. Underwrite the TDD exposures over the course of the hold. 4. Develop Risk profile, likelihood, impact, mitigants & recommendations.5. Development Strategy & Risk review: Construction Documents, CPM Schedule, Budget Underwriting, Sourcing Strategy, Bid Level, Public & AHJ Influence Risk, Environmental & Climate Risk, Sustainability Initiatives6. Legal Review: Author, provide & negotiate commercial input on Asset Management, Property Management, Construction Management, General Contracting & Joint Venture agreements.Asset Management:1. Partnering with the operators: develop & opine operational strategy, budgets and risks. Conduct fulsome asset reviews including technical space walks, operational performance, preventive maintenance, security & safety, identify vulnerabilities & liabilities that could affect asset, public, people & reputation, 2. Monitor capex projects. Depending on scale/complexity establish reporting cadence, form, context & implement Major Decisions. To include working with A/E/C vendors. 3. Review quarterly & annual budget, schedule, leasing & marketing updates per asset.4. Conduct performance reviews of operators & vendors. 5. Partner with industry leaders for local market color & trends & adjust strategies accordingly.
