Current• Establish yearly budgets using Excel S/W and Quicken S/W for each association while working with a variety of groups with multiple accounts and representing nearly $500,000• Regularly operate under budget with no association fee increases for the past 10 years for one of our largest clients• Provide complete property management services to 4 condominium communities totaling 179 units• Supervise the work of multiple vendors in a variety of trades to meet timelines and community budgets• Negotiate with vendors to provide services to condominium associations. Solicit and review bids, negotiate payment terms and conditions, coordinate services and oversee work as needed.• Performed cost savings analysis which identified opportunity for savings of $12,000. Enforced new policies to prevent future overcharges.• Oversee Reserve and Checking accounts valued at over $500,000 for the properties under management• Oversee accounts payable and receivable. Compile data, review and approve monthly financial reports. • Manage building maintenance projects.• Promptly resolve problems and complaints.• Lead monthly and annual condominium association meetings.
