Foreclosure Specialist II- Received information regarding what the Legal and Bank Standards were from our internal Counsel/Senior Management or outside Audit/Quality Control partners for various documents (AOIs, SOTs, 1st Legal, Conveyance Deeds, etc.) within many jurisdictions to ensure that our Officers had accurate and thorough review guides via MS Word/ Excel to ensure proper validation of documents required- Frequent, ongoing contact with state/local level Attorneys was required to develop these guides further to ensure all laws were correctly being followed and ensure production was not being hindered. - Coordinated testing with teams to guarantee procedures produced high-quality results. Post-testing, communication would stay open to ensure uniform interpretation of our policies, and continual problem solving/adjustment was required based on changing legal requirements. - Detected/reviewed trends in quality and quantity of files and illustrated them via Tables/Charts within Excel Spreadsheets and reported results to Management. - All projects typically had strict deadlines to meet goals set by Senior Management/ Internal Counsel/ Risk Team.Foreclosure Specialist I- Prepared/ reviewed files of Default loans for Execution of Legal Instruments following all applicable Laws and Bank Policies and Procedures. Documents reviewed included: Promissory Notes, Security Instruments, Title Reports, Payment Histories, Bank System documentation, Conveyance documents Assignments of Mortgage, First Legal documentation.- Execute documents as an Officer of Bank of America, NA with authority granted via Corporate Resolution, or via Power of Attorney granted to Bank of America from other Investors/Trusts.- Communicated issues with Legal partners to ensure any errors were remediated in a timely manner-Documented all findings and observations for each file via paper checklists, electronic Systems of Record (Bank Systems and System used for Legal partner communication).

- Perform an initial, verbal review of borrowers’ financial situation to determine what feasible Loss Mitigation options were available to avoid Foreclosure/prevent Default on Mortgage Loans over the phone, providing an application for assistance following all FDCPA, RESPA, MHA/HAMP laws/guidelines- Calculate income (paystubs, bank statements, P&Ls) and expenses (credit reports, borrower self-reporting via applications, IRS guidelines)- Guide Real Estate Agents on Short Sale Process (ordering appraisals, advising of Bank-allowed listing prices based on FMV, documentation needed for valid offers)- Solicit potential at-risk borrowers from referrals received from Customer Service/Collections- Excelled in explaining options to borrowers and their representation completely and thoroughly. Was seen as a go-to person to defuse volatile situations. - Perform Live Loss Mitigation activities with borrowers in face-to-face environment at events in various cities (particularly with NACA)- Served as designated contact for Money Management International- Trained classes of associates and newer individuals
