Engaged by Mears as a responsive maintenance supervisor to reduce the handover backlog from the outgoing contractor. Day to day responsibility for analysing received responsive tickets, scheduling jobs and issuing job tickets to appropriate trades pre the time of scheduling IT systems and PDA’s . Responsible for improving jobs completed on time and customer satisfaction in line with Stockport Homes targets. Monitoring KPI’s and monthly reporting to Mears & SH senior management team. Monthly cost analysis to identify non profitable job completion to identify if a change in process is required, incorrect codes used, operative overloaded / inefficient. Use exception reports to identify trends and implement resolutions where possible. Focussing on ‘right first time’ to deliver improved customer satisfaction, operational performance and cost savings.Reviewing operative completed job sheets to review SOR codes booked to ensure maximum profitability, ensuring the correct materials claimed against each job. Mentoring of operatives especially new starters to ensure correct codes booked right first time.Carry out post inspections on job completions, resolve customer complaints and meet with customers to agree compensation / remedial works. Coordinate with planned maintenance team to offer additional resource as required. Deliver tool box talks and assess future H&S training requirements of team. Instrumental in trial process to witch from paper tickets to PDA job issue, logging issues and working as the sounding board for operative suggestions and implementation onto the Mears Contact Management system.Deliver staff appraisals and set annual targets to upgrade skill sets, focussing on increasing the number of multi skilled operatives. Set up mentoring scheme between trades i.e. plumbers cross working with joiners in bathroom installations to reduce requirement for two trade attendance. Carry out disciplinaries including full investigations and agree outcomes.
