Sapphire Village Condominiums are located on the east side of St. Thomas, US Virgin Islands. The resort, built on a hillside in the 1970's, consists of seven buildings totaling 225 units. Amenities include two pools, a bar and grill, social, and laundry room. We have our own R.O. plant to convert seawater to potable water and sewer treatment plant producing grey water for our lush vegetation. The facility was in poor condition when I arrived, years of neglect were apparent. Identified needed repairs, prepared scope, estimated & bid work out, awarded contracts and supervised repairs to roofs, concrete columns and structural steel rehabilitation in three buildings. First phase cost approximately $1.5 million. Repairs are funded by a special assessment. Prepared a reserve study so that future capital improvements that would be funded in conjunction with monthly fees.

Island Crest is a 13 story condominium located on South Hutchinson Island, a barrier island on the east coast of Florida. Position is that of General Manager for 126 unit luxury beachfront condominium, directly on the Atlantic Ocean.On site Licensed Community Association Manager (LCAM) responsible for all items related to “chapter 718 Condominiums”, board meetings, annual meeting and corporate reporting.As the only office person I was responsible for all accounting, accounts receivable, accounts payable, payroll, payroll taxes, yearly budgets, reserve budget, payment coupon books, and capital improvement cost projections. Research, type and distribute Quarterly newsletters, estoppel letters, renter interviews / orientation, move in / out assistance. Duties also include overseeing the maintenance department, rule and regulation enforcement, contractor solicitation and ongoing capital improvement projects. Well versed with all Microsoft Office programs and all accounting performed utilizing QuickBooks accounting software.

Construction consultant to owner for all construction activities for Visconti Properties and Visconti Signature Homes. Worked on the model home design & pricing for Villa Visconti an upscale subdivision adjacent to the Saints Golf Course in Port Saint Lucie, FL. During this time also completed the renovation of the owners 4,500 sf. estate home , located on the bluffs in Juno Beach, FL. Other responsibilities were property management for Ravello and Visconti, gated single family home subdivisions located in Port Saint Lucie, FL. Duties include oversight of community budgets, maintenance or all amenities, common elements, infrastructure upgrades, and capital improvements. Formally known as Tesoro Preserve, by the Ginn Companies.Villa Visconti was sold to a national home builder and my position ended.

Nettles Island is a 120 acre island bordered on one side by the Atlantic Ocean and on the other by the Intracoastal waterway. The 1578 lot island is set up as a condominium but lots are sold as fee simple. The island is protected with over five miles of concrete seawalls. There are two large pools, fourteen bath houses, a central recreation complex with tennis courts, bocce, horseshoes, basketball etc. For two years I was the Operations Manager. Responsibilities included oversight of all related support staff, consisting of over thirty employees working in the maintenance department, housekeeping, recreation, and security. I was also responsible for plan review, rule and regulation enforcement, yearly budgets, reserve budget, contractor solicitation and numerous capital improvement projects.Our operating budget was 3.5 million which included maintenance of roads, bridges, seawalls, lift stations, water and sewer lines. During my time at Nettles I supervised the renovation of the real estate office, maintenance building, management offices, Ocean Pool & Cabana, dune walkover and beach restoration. Other duties were that of Interim LCAM. That position was delegated to me when the LCAM vacated the position unexpectedly. As LCAM I was responsible for employee issues, rule enforcement, board meetings, budget oversight, capital improvements and all items related to “ Chapter 718 Condominiums”.

Qualifier and South Florida Area ManagerHired on as a superintendent for commercial remodels and tenant improvement projects, Harbor Federal Bank, Harbor Federal Operations Center, SunTrust Banks, Delo Medical Office, McGowen Dental and Legler Orthodontics offices to name a few. Delegated larger projects such as Osceola Middle School, Latter Day Saints Chapel, Mt. Zion Baptist Church and Lakeside Fellowship Church. The last two years served as company qualifier and area supervisor overseeing several superintendents and numerous projects from Stuart to Sebastian, FL.

Forbes Architects Inc. is a recognized premier architectural and construction firm located in Coral Gables, Fl. John Forbes is the past president of the South Florida chapter of the A.I.A. and recipient of numerous awards. As the only superintendent employed by Forbes I had the privilege of working on all jobs awarded to Forbes during that period. Projects that I completed were the Cambridge Learning Center - 6100 Coral Ridge Drive, Coral Springs, FL - 10,000 sf, Avon Distribution Headquarters – 5,000 sf. - Hialeah Fl., American Express Latin American Headquarters – 50,000 sf – Miami Fl., Main Street Phase III Retail Building, Miami Lakes, Fl. – New 10,000 SF. retail strip center. Most projects were from ground up and all related infrastructure components also fell under my supervision. With the great leadership of the Forbes team (John Forbes, Patrick Campbell) all projects came in within budget and ahead of schedule.

Construction ManagerOne of two commercial Construction Managers for Miami Lakes Properties the developer of Miami Lakes. Responsibilities include construction management of new shell buildings and related tenant build outs and tenant improvements in existing buildings. As construction manager I met with clients and architects to design fit plans. Generate budgets for leasing purposes, solicit bids from general contractors and oversee construction. Oversaw the construction of approximately 50 tenant improvement projects in various buildings. There are over 100 properties that M.L.Properties leases and maintains.Owners RepresentativeThe second hat worn was as Owners Representative for the apartment division for two residential apartment complexes totaling 250 units. Responsibilities as the owner’s representative was to work with architects and engineers to develop blueprints and scope sheets, prepared bid packages and solicit bids from various General contractors. Analyze bids, negotiate and award contracts, negotiate and approve all change orders, budget, analyze and order all owner supplied items, generate punch lists and monitor their completion. As part of the apartment division I was also involved in re-roofing, remodeling and maintenance issues. The Graham manages and oversees 10 apartment complexes totaling over 1,500 units.

Le Cristal, Cooper City, Florida. Completed Phase I. Homes were production, semi-custom, consisting of one and two story models, up to 2,600 square feet. There were four models, three elevations per model, and up to 120 options per unit. Total project responsibility from foundation thru walk thru. Production home starts were 2 starts per week, 120 units total. Responsibilities ranged from submitting plans to building department to final completion of all punch list items.

Area Manager - South Dade CountyConstruction manager in charge of five (7) production residential developments in South Dade County, totaling over 1200 units. Hired, trained and directed superintendents and their support teams consisting of a staff of approximately twenty (20) employees. Generated progress reports and scheduled closings with sales and customer service. Monitored and approved all subcontractor draw requests. Participated in monthly meetings with division heads to update closings and review individual communities’ progress.Left the company when it was purchased by Lennar Homes.

Commercial EstimatorHired as one of four commercial estimators working for the nation’s largest repetitive hotel and restaurant builder. Fast paced competitive bidding of projects nationwide such as Burger King, El Torito, Motel 6, Days Inn, and Pizza Time Theatre etc. Responsible for quantity take off and subcontractor solicitations, jobsite visitation, and site analysis nation wide. Had the opportunity to travel to numerous states, analyzing job sites, soliciting subcontractors, and submitting bids.Sent to California on assignment to complete a Burger King restaurant that was behind schedule. Became the second man in satellite office located in Oakland, California, staying on for two years as an assistant project manager, and commercial estimator. With a small office staff, myself and Ron Taylor PM, my responsibilities broadened. Reviewed and interpreted contract documents, wrote scope of work for various sub trades, negotiated contracts, assisted in buy out. Set up job sites, ordered all lead items, wrote schedules, updated main office of project status. Responsible to maintain as built drawings and project close out manuals. The project was a 150 units, low income and section eight housing, located in West Palm Beach, Fl.Riverview Apartments, Worked under contract as a construction manager for First Florida Building Corporation on a five story apartment complex built in Lake Worth, Fl. The 100,000 sf. senior living facility consisted of 160 units, full kitchen, central lobby, elevators, pool, clubhouse, exercise room, and all related site improvements. Coconut Cove Marina, South Hutchinson Island, FL - Worked as general superintendent and on site project manager. The project was consisted of eighteen luxury townhomes in three buildings, clubhouse, and marina/boat slips.

Found property, designed homes, hired architects, bid, negotiated, & awarded contracts. Obtained bank loans, supervised construction, hired realtors, attorneys, advertised and promoted sales. Downturn in the economy in 1990 forced me to close the business.
