The resort, built on a hillside in the 1970's, consists of seven buildings totaling 225 units. Amenities include two pools, a bar and grill, social, and laundry room. We have our own R.O. plant to convert seawater to potable water and sewer treatment plant producing grey water for our lush vegetation. The facility was in poor condition when I arrived, years of neglect were apparent. Identified needed repairs, prepared scope, estimated & bid work out, awarded contracts and supervised repairs to roofs, concrete columns and structural steel rehabilitation in three buildings. First phase cost approximately $1.5 million. Repairs are funded by a special assessment. Prepared a reserve study so that future capital improvements that would be funded in conjunction with monthly fees.

Operations Manager / LcamNettles Island Inc. Aug 2011 - Jul 2013Hutchinson Island, FlNettles Island is a 120 acre island bordered on one side by the Atlantic Ocean and on the other by the Intracoastal waterway. The 1578 lot island is set up as a condominium but lots are sold as fee simple. The island is protected with over five miles of concrete seawalls. There are two large pools, fourteen bath houses, a central recreation complex with tennis courts, bocce, horseshoes, basketball etc. For two years I was the Operations Manager. Responsibilities included oversight of all related support staff, consisting of over thirty employees working in the maintenance department, housekeeping, recreation, and security. I was also responsible for plan review, rule and regulation enforcement, yearly budgets, reserve budget, contractor solicitation and numerous capital improvement projects.Our operating budget was 3.5 million which included maintenance of roads, bridges, seawalls, lift stations, water and sewer lines. During my time at Nettles I supervised the renovation of the real estate office, maintenance building, management offices, Ocean Pool & Cabana, dune walkover and beach restoration. Other duties were that of Interim LCAM. That position was delegated to me when the LCAM vacated the position unexpectedly. As LCAM I was responsible for employee issues, rule enforcement, board meetings, budget oversight, capital improvements and all items related to “ Chapter 718 Condominiums”.
