Alongside my pub business I have undertaken 5 residential property renovation/investment projects ranging from light to heavy refurbishment. Deploying various strategies such as buy to rent and sell for profit. Strong rental yields and good profit margins on resale have been achieved.Due to the challenges of the COVID 19 Pandemic, I made the tough decision to seek an alternative use for The Soldier Dick, given the capital invested in the business I sought an alternative use of the site to residential property. This process involved sourcing a reputable local architect with proven experience of pub conversion. We worked closely to find the most sympathetic but financially viable outcome for the site. Following this, an application was submitted to High Peak Borough Council. I was required to provide extensive marketing and financial analysis to support the application and in August 2023, delivered a presentation to High Peak Borough Council’s development control committee who voted unanimously in support of my application.Since planning was approved, I have engaged with multiple stakeholders ranging from local builders, estate agents, solicitors and financial advisors to proceed with a partial sale to a private buyer. The remaining site is now funded and under construction.
