Reporting to the Managing Director, I am responsible for developing property industry contacts with both clients and agents and maintain a pipeline of construction projects for both private sale and contract developments.I am the lead on framework and tender bids coordinating response documents, and have been successful in getting Wiggett Construction on the Homes England North West DPP3 framework, and Sanctuary Frameworks to date.Identifying and appraising land acquisitions for house building, I negotiate the purchase of land with agents and owners agreeing heads of terms, appointing solicitors to assist in the due diligence review.Leading the planning application process I appoint consultants required to secure planning approval, negotiating the S106 contributions to achieve successful outcomes.During the pre-construction phase I appoint consultants to produce the construction drawings, resolving build ability issues and highlighting value engineering opportunities.Taking responsibility for the submission of information for pre-commencement planning conditions, and the registration of the scheme with the NHBC and Building Control I also assist the construction team in resolving queries throughout the build process.

As a Design and Build Coordinator I provide the link between estimating and the site build team. I create the pre-commencement programme, organise site investigations, design team drawing production, building and planning submissions. Through negotiated and partnering routes of procurement, I often involved from an early stage in discussing design approach and the scope of works with the client and design team, commissioning site investigations, and liaising with our estimating team, and producing the contractor’s proposals.In addition to this I am also responsible for ensuring service applications, section 38 highway adoption agreements, section 104 sewer adoption agreements were approved.

In my role as Investment Programme Manager I managed FCHO Capital Investment Programme with the goal of ensuring that FCHO meets targets and deadlines of the Transfer Offer document and a 5 year commitment to £150m of Capital Investment. Leading a team compromising two external project managers, two senior surveyors; six project surveyors, a adaptation surveyor, a trainee surveyor and an occupational therapist. I ensured staff were well managed, motivated and training needs were identified and met. My team was successful in tendering and awarding the schemes a year a head of schedule, achieving savings against business plan rates of approximately £6m. My main task was to plan, develop, manage and deliver a yearly capital works programme of over £20m on time, within budget, to meet agreed targets and standards in consultation with staff, tenants, Board members and other stakeholders. In my role I prepared reports and presentations for presentation to the Leadership Team, Main and Local Boards, Cabinet, committees and working groups.As part of my role I reviewed key performance indicators and contributed to policy development to establish procedures to improve the services delivered by my staff to customers in particular in the areas of regeneration, repairs maintenance and stock investment, procurement, asset management and the adaptations policy.
