27,000 sf, Tenant Improvement and Shell Hardening.Architect of Record and Owner Representative.Developed detailed budget and construction strategy for building ownership response to GSA Solicitation for Offer (SFO) resulting in contract award. Prepared at-risk basis of design drawings for tenant and municipality buy-in including Life Safety and Code compliance analysis and oversaw Three Tier Seismic evaluation. Negotiated pressure resistive façade upgrade (costing $240k) in lieu of “blast proof” upgrade (estimated to cost $2.1m). Created 9 phase, 180 day construction phasing plan to maintain fully functioning facility status. Maintained $340k construction budget credit during low-bid award and delivered project $47k below budget. Project Budget: $2.8m; duration: May 2008 to August 2010.

54,000 sf, $3.2m project budget, Command Center Tenant Improvement.Architect of Record and Owner Representative.Developed code compliance to GSA basis of design documents; established multi-tenant entry protocols in 180k sf shared secure/public building; integrated communication, data, security, cctv, fire alarm and perimeter intrusion systems; provided RF shielding and isolated communication and server rooms; held contractor pricing firm for 8 months instead of 30 days allotted while GSA securing congressional approval of funding, delivered project $17k below budget.Project Budget: $3.2m; duration: May 2006 to February 2008.
