Global responsibility for developing and implementing an enterprise wide real estate strategy to support company growth for the operating needs of all of the business units. Responsibilities for the world’s largest toy maker include directing all real estate related transactions of the company’s 18 million square foot worldwide portfolio ( inclusive of American Girl, Fisher Price, and, Mattel). Portfolio consists of both on and off balance sheet properties, flagship and boutique retail, industrial, office, distribution and manufacturing properties located in 44 countries.

Manage and assemble multiple teams of real estate brokers and attorneys to successfully identify, leverage and negotiate the optimal solutions and transactions for the company across the globe. Activities include: reducing balance sheet exposure, monetizing where appropriate the company’s position and delivering consistency across the portfolio and ensuring compliance as applicable for a publically traded company. Maintain strong global relationships with real estate brokers, capital sources, property owners, developers and attorneys; while maximizing leverage to reduce the company’s expenses with its service providers.

Responsibilities for this investment/mortgage banking firm include structuring financing for and with owners, developers and investors on all property types, including retail, office, industrial and self-storage. Accountable for prospecting, negotiating loan documents, analyzing property performance and structuring development deals.

Responsibilities with the pension fund (HIMCO) included leading the acquisition, disposition and asset management of industrial, retail, office and multi-family investments both domestically and international. Scope included underwriting and analyzing property performance, assumptions and forecasts. Participated in the due diligence overview, contract negotiation and lease abstraction. Investment structures included all cash, debt and equity, participating first trust deeds, and commingled funds.

Corporate real estate responsibilities included negotiating all leases, sales and other real estate related functions on behalf of the business units. Negotiated leases and acquisitions including out of state subsidiary relocations totaling 1.2 million SF. Responsible for in excess of 15 million SF of owned and leased property. Formed corporate strategies and planning to fit the various business units’ needs.

Responsibilities with this real estate developer included overseeing site selection, leasing and asset management for retail and office properties located in Connecticut, New Mexico, New York,, North Carolina and Texas. The portfolio consisted of one million SF of retail, office and industrial space.
