Greater Omaha Area

Developed and implemented the asset management function for a portfolio of approximately 18,000 conventional, student and affordable housing units located in seven states. Portfolio was approximately 50% conventional and 50% affordable (LIHTC, Sec. 8 & HUD). Provided leadership, mentoring and supervision to both the Asset Management and Accounting departments comprised of 16 staff members.

Advanced Real Estate Solutions, LLC (“ARES”) was a professional business corporation formed for the purpose of providing expert real estate consulting services to for-profit and non-profit owners, lenders and investors in the multifamily real estate industry. ARES assisted clients nationally in the areas of acquisitions, development, structuring of debt and equity, project management, asset management, work-outs and dispositions. Examples of clients include; Bridge Housing, Keybank, Mercy Housing, Moynahan Williams and Sterling.

Managed all operations for a portfolio of 2,100 affordable housing units (LIHTC, Sec. 8 & HUD) in nine states and 1,250 conventional units in three states to include rehabilitation of existing units and new construction, lease-up, stabilized operations, compliance and acquisitions & dispositions. Instrumental in the acquisition of nearly 22,000 affordable units over a four year period. Full P&L responsibility.

Managed all operations for a portfolio of 2,500 affordable housing units (LIHTC, Sec. 8 & HUD) in six states to include rehabilitation of existing units and new construction, lease-up, stabilized operations and compliance. Project-managed the construction of 200 new affordable units and the rehabilitation of 800 affordable units during this period. Full P&L responsibility.

Instrumental in the acquisition of just over 75,000 units over a seven year period; including due diligence, final underwriting and closings. Maximized the operating results throughout the Midwest Division on 68 multifamily properties in eight states; comprising a total of just over 16,500 rental units. Established and maintained relationships with national and local vendors to achieve discounted pricing. Provided leadership and coaching to each property’s sales staff.

Managed the leasing operations on 8 million square feet of retail and commercial space in the company’s regional and strip malls which were located in 5 states. Maximized leased area revenue by negotiating favorable terms for the company before executing a new retail lease.

Received calls in an inbound call center from unhappy customers and provided a high level of customer service while resolving their grievances. Prepared timely and accurate financial statements on a monthly, quarterly and yearly basis to ensure the company was in full-compliance with all regulatory bodies. Prepared and revised detailed operating budgets to enhance the company’s performance.
