I am responsible for sourcing stock and asset managing M&G’s long lease property investment activities on behalf of the Prudential and our external client funds and mandates across Europe, with c. £7bn of total long lease assets under management. SPIF is an institutional real estate fund investing in UK commercial property let on long term leases to high quality tenants with inflation linked or fixed rental uplifts. SPIF was launched in mid-2007 and currently has assets under management of c. £3.5bn with a weighted average remaining lease term of well over 25 years. The Fund was named as the winner of the 2016 Association of Real Estate Funds award for the best 5-Year Risk Adjusted Absolute Return (having also won the award in 2014), a testament to the success of our long term total return focussed investment strategy. The Long Income funds have available capital to expand the current portfolios and can undertake both standing investments and selected forward fundings or forward commitments on pre-let developments offering the right investment characteristics for the Funds. We invest across all sectors of the market on a pan-European basis including offices, retail, industrial, healthcare, student accommodation, residential, hotels, leisure, etc. I have bought and sold property in a number of sectors. Deals range from industrial in Scotland, £300m office properties in Manchester, supermarkets throughout the UK and in Portugal, plus high street retail and shopping centres.
