It was a very quaint little closing office. I also worked the front desk and handled receipting all the new incoming title contracts, and entered them into the system for the title research to be done at the main office.Once title work was complete, a title exam was prepared, and the file was sent back over to me, and I reviewed the exam to see if there were any liens that needed to be paid off, or any other discrepancy that might have to be addressed prior to closing. I would also see if a survey needed to be ordered, obtain a signed authorization for survey if required, and order one. Once it came in I had to send it over to the exam department for them to update title to match the survey. I spoke to the lender, if any, regarding the closing, and got a copy of the homeowners insurance, ordered home warranty if listed on the contract and coordinated the closing with everyone, and helped Melissa close and get the info scanned and emailed to the lender for funding approval. Once it was approved, I helped her sign, and disburse the checks. I would overnight the loan package and put the file in order and have it sent back to the main office for the policy to be issued.
