QUALIFICATIONSWhile in the mortgage lending profession for over 24 years, I have had the rare opportunity to learn and work in various capacities. Provided training and guidance to staff regarding underwriting practices and guidelines to allow resolution of the identified deficiencies on individual loans. Staff consisted of 28 entry-level associates, many of whom have become mortgage underwriters due to the training received during my tenure. At inception of this department, approximately 3000 loans were unsaleable to the intended investors and 2500 Government loans were rejected by FHA or VA for insurance. Within 9 months, 340 loans remained unsaleable and 239 loans remained uninsurable. The loan deficiencies were corrected by obtaining additional documentation from the borrower or by negotiating credit policies with the intended investor, substantiating the actual level of risk involved. Defaulted loans were reviewed to identify solutions to the delinquency. Borrowers that are credit worthy were offered a proposed refinance to bring current. If borrowers credit is poor, a work out plan would be formulized. This typically consisted of extending the original term of the loan capturing all delinquent amounts and fees. This was similar to a refi, but no underwriting is performed.

Charged with completely restructuring underwriting division of regional fulfillment center. Reorganization consisted of changing process flow, hiring and training new staff. Implemented procedures to streamline underwriting process. Responsible for overseeing entire underwriting staff and support personnel. Staff included 14 senior underwriters, 14 assistant underwriters and multiple support employees. Total employees under direct management totaled 75. This department received approximately 200 new loan submissions daily and was governed by a service level agreement of 24 hour turn time. First point of contact for IT department during the implementation of new software platform. Initiated the process to improve overall risk management and adherence to investor guidelines. Provided guidance to underwriters regarding guideline interpretation. Obtained new client which originated well over 1500 FHA streamlines monthly. Negotiated agreement to do business with company which guaranteed 200 streamlines monthly producing $60,000 fee income respectively. Mentored senior and junior underwriters with regard to audit findings and general underwriting policies and procedures.
