For the majority of my career, I have underwritten conventional, FHA, VA, and Jumbo residential loans. Experience in identifying fraud in the application and verification process of mortgage loans was obtained while providing consulting services to various clients. Proficiency in Underwriting led to a management position supervising 30 people in the process of repairing or renegotiating criteria of over 3000 unsaleable and 2500 uninsurable loans.     Instrumental in the development, hiring of staff, and creating process flows to repair or renegotiate credit standards with investors to allow the sell or issuance of insurance for numerous closed and funded loans. Provided training and guidance to staff regarding underwriting practices and guidelines to allow resolution of the identified deficiencies on individual loans. Staff consisted of 28 entry-level associates, many of whom have become mortgage underwriters due to the training received during my tenure. At inception of this department, approximately 3000 loans were unsaleable to the intended investors and 2500 Government loans were rejected by FHA or VA for insurance. Within 9 months, 340 loans remained unsaleable and 239 loans remained uninsurable. The loan deficiencies were corrected by obtaining additional documentation from the borrower or by negotiating credit policies with the intended investor, substantiating the actual level of risk involved. Defaulted loans were reviewed to identify solutions to the delinquency. Borrowers that are credit worthy were offered a proposed refinance to bring current. If borrowers credit is poor, a work out plan would be formulized. This typically consisted of extending the original term of the loan capturing all delinquent amounts and fees. This was similar to a refi, but no underwriting is performed.

Negotiated agreement to do business with company which guaranteed 200 streamlines monthly producing $60,000 fee income respectively.
