For occupiers, this includes activity such as re-gearing leases, improving the security of your tenancy and negotiating rent-free periods and reductions in rent.For commercial property landlords, I enhance your investment and improve your income by, for example, conducting rent reviews to bring rental levels in line with current market values, and renegotiating leases to improve key performance indicators that further increase asset value and reduce the risk of potential voids.Working within KWB’s multi-disciplinary commercial property practice, I'm able to draw upon a wealth of rental data from our agency team to give sound, well-informed advice based on up-to-date market values and knowledge of the relevant legislation.Commercial property leases are often complex in nature and I regularly work with public authorities, such as West Midlands Police, to provide property management advice on their portfolio and services for acquisition, disposal, lease negotiation and valuation.
