I assist the Director of the Real Estate department in managing the day to day operations of 11 department employees. Specifically, as it regards to new employee training and continued training of existing staff on new valuation techniques and approaches to effectively value specialty and unique properties. Developing fluency of the consultants in the property tax system developed by PVS to ensure all protocols are being followed. Instruct consultants to be proficient with valuation techniques to ensure supportable and credible valuation results. To also develop and gather current resources to assist in the consultants properly executing these valuation techniques. I find ways for consultants to be more efficient in developing their reviews of assessments and preparing their appeal cases. I have developed system generated forms and emails which effectively created consistency in valuation approaches within the department and the hearing packets.I assist the Account Executives with developing new clients by providing sales leads and being hands on with the sales process. Provide technical expertise on sales calls with potential clients to gain their confidence in our people, processes, expertise, and successes in the prospects specific property types and locations of their properties. Through this process we have seen an increase in sales closed.I am also a mentor to new employees that are not employed in my department. I develop a relationship with these new employees to assist in their transition into the PVS culture. I mentor them during their first year of employment and if necessary act as a mediator should there be concerns or issues that develop. I also provide perspective and insight to their experience and validate their opinions. I share my encounters with these new employees with their managers and PVS Executives.

Assist the Real Estate Director in managing the consulting review and appeals process of over 7,500 real estate parcels in all 50 states. These parcels carry over $18 billion in assessments annually. I specifically manage the functions pertaining to the property tax process and procedures the consultants are required to follow in their review and analysis of each parcel. In addition to managing the Real Estate Department, I also assist the Personal Property Department in their review and analysis of potential double taxation issues of Leasehold Improvements. Development of arguments to identify the appropriate amount of these assets to be considered non-taxable is performed. I then work with the assessing jurisdiction, in appropriate situations, to have the Leasehold Improvements identified as non-taxable. This non-taxable amount is dependent on the findings from my review and analysis of the real estate assessment on the parcel.For appraisal assignments we are engaged by a client to perform an appraisal of a specific property for a specific purpose to determine the market value. A detailed analysis of the characteristics of the property, of the market, and comparable properties is performed. A specific value is determined using three approaches to value; cost approach, market sales approach, and income approach.For property tax consulting a review of the current county property tax assessments of properties located nation-wide. It is determined if these assessments are fair or above the current market value. If the value is considered above the market, a property tax appeal is filed with the specific jurisdiction which includes evidence supporting a reduction. The appeal is argued before local and state property tax boards proving that a reduction is warranted.
