Functions:● Structuring and financial management of all the company's projects with budgets up to COP $150 billion, including those under development and in progress that require intervention to improve their financial performance, calculate investments and expected profits, in addition to their presentation to investors and create technological innovation developments for the optimization of processes.● Coordinate project conceptualization work, regulatory, commercial, legal and technical analyses of new lots or properties in order to comply with established financial projections.● Comprehensive management during the execution of real estate projects, ensuring funding through builder credit and investor contributions, budget compliance, profitability and execution schedule, while considering debt capacity, collections, investments and loans.Achievements:● Structured new projects going from a pipeline of 4 projects in 2021 to more than 10 in structuring, sales and construction phase by 2023. This effectiveness has been achieved with the construction of a financial analysis model which is fed with technical, commercial and regulatory information. ● I managed the sales launch of the Verdella project with results twice higher than the company's historical average, selling 90% of the project in less than a year, developing launch phases, financial planning, digital sales through strategic alliances with national companies, generation of training spaces, thus obtaining revenues in excess of $15 billion pesos in the first three months.● I implemented the BIM methodology, optimizing design processes by up to 90%, which reduced structural errors by 50% and improved planning times, generation of plans and identification of inconsistencies in the designs.

I was project manager in 2 multifamily developments in Medellin and Bogota for the developer and operating brand Hasta Capital.

Functions:● Management of the company's revenues and projects through construction credit with financial entities, real estate trusts, indebtedness with third parties and investors.● Structuring and development of the financial model for the approval process and issuance of bonds in the second market.● Leading the strategy for deed processing and portfolio management of the projects, seeking to improve the collection processes through technology, incentives and work environment.● Design and implement the company's technology strategy, structuring and developing process and project improvement solutions.Achievements:● I was part of the structuring team for the issuance of $160 billion in bonds in the second market guaranteed by the FNG, from the structuring and development of the financial model for the approval and issuance process, which led me to obtain the permission of the Superintendency of Finance and the Colombian Stock Exchange for the placement and circulation of the bonds.● I generated the first digital deed for VIS housing in the country in alliance with Davivienda, LaHaus and the Ministry of Housing, a project that was developed in five working days, receiving different recognitions from the National Government and the press in general.● I articulated the financial processes with the construction, project management and legal activities, managing to reduce by almost 100% the non-compliance of commitments with suppliers, thus avoiding delays in the execution of work, administrative and contractual processes.

Functions:- Perform the financial structure of new real estate projects, ensuring their profitability and financial viability, through commercial, regulatory and legal analysis, support to the management team in raising capital and the design and implementation of the investment vehicle for foreign investors.- Develop the regulatory planning of projects, ensuring legal compliance and project viability in accordance with the Madrid Central development plan and the additional use of existing buildings, taking into account property restrictions.- Manage vendor contracts and property remediation through negotiation with tenants for their eviction, in addition to ensuring commercial, legal and operational performance in the closing of purchase and sale of properties.Achievements:- I led the process of management and sale of residential building Nicasio Gallego 20 for more than €7.2 million, obtaining a profitability of 25% in one year.- Developed the process of acquisition, management and sale of residential building Montesquinza 5 for €8 million euros, a project that generated profits of 50% on the value invested in 14 months.- I carried out the acquisition of the residential building Núñez de Balboa 3 for €12 million euros.

Functions:- Structuring and financial management of associative real estate projects at cost, under the sole proprietorship modality.- Ensure the relationship with investors and partners of the projects, coordinating fiduciary committees, meetings and periodic reports.- Coordinate the conceptualization of projects and the regulatory, commercial, legal and technical analysis of new projects, for the management of licenses and permits before the different entities such as curatorial offices and other related institutions.- Manage the commercialization process, signing of contracts and implementation of the operation of single property assets.Achievements:- I designed and executed the DeModa Shopping Center project for $100,000 million in total budget, achieving savings of $5,000 million, equivalent to 10% of the direct construction costs, through negotiations with suppliers and permanent auditing of the budget.- I opened the DeModa Shopping Center with an occupancy rate of over 90% of the square meters available for rent.- Obtained EGDE certification for the DeModa project, being the first Shopping Mall in the country to achieve this recognition.
