Real Estate took some of the hardest hits and luxury real estate development came to a virtual standstill. As a result of this I took the opportunity to team directly with Greenfield Partners and manage one of their most valued luxury properties. Greenfield Partners LLC. is a hedge fund based in Connecticut. I managed the “work-out” of 656-acres of real estate assets on the Pacific Northwest coastline of Costa Rica while effectively establishing a coordinated, unified, and committed presence in Costa Rica as the Owner’s representative.As Project Executive and General Manager I acted as the Costa Rican Corporation’s representative in all matters concerning the day-to-day operation of the project, such as, but not limited to, management of an executive and labor staff, preparation and execution of an annual budget, management of finance and accounting matters, tax compliance, and resolution of legal issues. Some achievements include:◆ Successfully managing, marketing, and selling an 880-acre portion of the real estate assets on behalf of the partnership in July 2012. ◆ Negotiating and successfully resolving pending legal action by the regional District Attorney against the property for historic environmental and permitting violations and obtaining full absolution on all counts. ◆ Partnering with the municipality and national planning consultants to successfully double the zoning density on the property and renegotiate the alignment and site plan for critical beachfront concession areas.◆ Resolving legacy tax compliance issues for foreign vendor withholdings and reducing tax liability from an estimated $1.2M to $330,000.◆ Negotiating and securing critical year round public road access to service the property and managing the donation and transfer of property to the municipality. -

The Athens Group is a full-service Real Estate Development company specializing in the development of environmentally conscious, upscale resort communities, luxury resort and urban hotels, golf courses and related residential and recreational properties. I originally joined the Athens Group in 2005 and have enjoyed a strong working relationship with the organization ever since that time.In this role I conducted due diligence, risk assessment, and business development activities for a range of national and international development opportunities on an ongoing basis. I was also the Project Executive and led the planning, entitlements and permitting of a 600-acre master planned coastal community in Guanacaste, Costa Rica as well as a luxury resort hotel within the master planned development, planned as a 120-room luxury hotel and 25 branded luxury residences. Some key related initiatives include:◆ Secured approvals from federal and local agencies facilitating the construction of a 1.7-mile public road including all underground infrastructure and a wastewater treatment plant to service the master development and luxury resort.◆ Updated and improving the master condominium map to secure construction permit approvals from federal and local authorities for the master development. ◆ Managed the legal strategy associated with various agency and environmental legal attacks on the project and winning categorical dismissal of lawsuits from Costa Rica’s highest ruling court (Sala IV) as well as the local District Attorney. -

As Director, I played a pivotal role in the permitting and entitlements for Martis Camp, one of the most sought after luxury residential projects in North America.Martis Camp is a 2,177 acre, high-end, private, second home community consisting of a mixture of single and multi-family homesites, 124 multi-family units, a ski-hill, 26 miles of private and public trails, both an 18-hole and 9-hole golf course, up to 200,000 square feet of commercial space, and a 50,000 square foot Lodge, Spa, and Family recreation complex located in the Martis Valley, Placer County region of North Lake Tahoe, California.Leveraging relationship development and management skills I worked with a variety of organizations and individuals as well as the Placer County Board of Supervisors to complete complex entitlements and secure approval for the development in early 2005.A major part of my work was focused on developing relationships with leaders and influencers in the political and social community to develop and maintain trust, friendships, business relationships, and engender respect for the quality of work that our team produced.In a separate effort, I also completed entitlements for the Hopkins Ranch project, a 280-acre property located in close proximity to Martis Camp. This project was approved in May 2004 as a second home community consisting of 65 single-family homesites, an 18-hole golf course, and associated amenities. Over a period of a little more than three years I directed a team of consultants that developed a land use plan and associated development constraints as well as environmental documents associated with permitting, design and construction of project related activities. I also managed all related budgets, contracts, and critical paths associated with the consultants and project deliverables.
