Pre-Acquisition Diligence & Budgeting:Oversee all aspects of capex scope development, budgeting, and business plan creation:- Identify and detail project scope based on site inspections, operations and finance team key stakeholder feedback, and 3rd party assessments, including deferred maintenance, value add opportunities, unit renovations, and amenity enhancements.- Coordinate and review lender and specialty inspection report. Incorporate findings into capex budgets.- Create comprehensive capex budgets and business plans.Construction Management:Oversee all aspects of scope execution, financial reconciliation, tracking & reporting:- Refine and submit RFPs, manage bid process, and award contracts.- Oversee and regularly inspect project scope.- Manage vendor draws and invoices, ensure adherence to budgets, and track all financial metrics.- Ensure on time and on budget completion, track and report project status through closeout.Procurement & Vendor Management:Establish and manage vendor base:- Evaluate products and pricing to identify and prioritize opportunities for cost reduction.- Set up national accounts, submit RFPs for key products, negotiate and execute agreements.- Manage ongoing agreements, rebates, and vendor performance. Continue evaluating new opportunities.Hillcrest Property Services:Create and grow our affiliate property services company:- Established in 2023 with a focus on value-add services including unit & amenity area renovations, and procurement of major FF&E.- Oversee all company operations including project management, field, and administrative team- Develop revenue opportunities, grow the team to support those opportunities.
