GARDA Capital Limited is an ASX listed management company, whose primary role is to manage the GARDA Diversified Property Fund, an Australia Real Estate Investment Trust (ASX Code: GDF) with circa $300m invested in 10 commercial and Industrial assets

Denison Fund Management Ltd was a wholly owned subsidiary of Forum Asia Realty Fund III, part of the $6BN US private equity firm Forum Partners LLC. The fund managed 16-18 assets across NSW, QLD, VIC, TAS and WA, valued at $300-$350M. Responsibilities• Executive leadership role, initially tasked to build fund profile and investor confidence for the newly formed Denison Fund Management to meet stakeholder return expectations;• Direct core (asset and fund management) services and strategic planning, providing high-level advice and insight to effectively monitor, enhance and maximise portfolio growth;• Manage market intelligence, collating trend information to identify key market forces and inform the development of competitive products and services, attracting investors;• Shape a customer-centric brand and marketing plan, leveraging extensive professional and industry networks to identify distanced investors and transition them to the business;• Provide leadership to the team, leveraging a lean outsourced provider model and empowering the team to drive results;• Build influential relationships with investors and stakeholders as Director of the Denison Funds Management Board, ensuring profitability and sustainability of business operations; • Lead robust regulatory compliance and led corporate governance activities as a Committee Member, engaging consultants to rebuild frameworks to strengthen governance and fiscal strategies.Achievements• Guided the merger of Denison Group Ltd and Vineto Property Ltd to create a profitable, fund manager, working with US-based Forum Partners to establish an Australian platform;• Acquired +$250M in property over 4 years and sold +$300M in assets at a premium to book value, transforming a $1.4M per annum cost base into a profit of three times plus cost;• Established a reputation in the industry for driving investor value, best illustrated by the takeover and turnaround of a poor performing assets.

The Denison Group was founded in 2003 to develop a suite of property syndicates, which focused on value-add property opportunities for high net worth investors.Responsibilities• This was an ‘entrepreneurial leadership’ role, founding and leading Denison Group with a starting balance of $1M, building individual property syndicates for high net worth investors;• Spearheaded identification and turnaround of underperforming assets, hunting and targeting opportunities early in the asset cycle to maximise financial return;• Recruited and managed a lean team supported by expert outsourced providers, creating a high performing and cost-effective resource base with aligned SLAs in finance, IT and legal;• Forged a deep, diverse network of property professionals, financiers and investors, leveraging resources to structure compliant products that supported scalability;• Shaped proactive commercial strategies to minimise impact of GFC, diversifying the business into consultancy and mortgage services to generate revenue and protect business future.Achievements• Added value to the purchase and sale of >$200M in property identifying markets and assets early in cycle to maximise returns;• Transformed a $1M starting balance sheet to owning and managing over $130M in value-add real estate assets, delivering an average return in excess of 15% IRR;• Generated third party equity of over $100M for joint ventures (JVs) and syndicates, entering into joint ventures with to well know institutions ;• Secured AFSL wholesale and a retail license through robust and compliant frameworks;• Retained steady turnover of assets while downsizing portfolio to manage the risk of the GFC, establishing a consultancy and small mortgage business to generate additional revenue.

Horton’s Real Estate was incorporated in 1991, in which I acquired a 40% stake in 1999.Responsibilities• Business leadership role, partnering with Managing Director to develop a team-oriented real estate business serving the North Shore, creating an annuity style income to cover business costs;• Recruited, developed and managed a team of 16 staff within a results-focused culture, building consultative and responsive relationships with clients to support business growth.Achievements:• Built a full-service boutique real estate business with increased market share of commercial property transactions (leasing and sales) on the Lower North Shore;• Achieved YOY business growth, increasing client base to include institutional owners while building market share against national based competitors;• Established a quality rent roll that became of interest to competitors, leading to the sale of the business in 2003
