Property consultancy

Working within the Occupier Services team' exclusively advising business tenants on all their commercial property related matters, primarily focusing on leasing strategy, office relocation's and new acquisitions in London and the South East.

I worked with the Data Center Solutions team where my role was primarily acquiring international data center space. My main clients were AT&T, Softlayer, IBM, HSBC and Broadcom. During my time within the team I built relationships with all the UK collocation providers.

• Estate and Project Management: I primarily manage and consult on over 181 commercial properties around the UK and Ireland. If action is required I manage the project(s) from inception to completion.• Negotiating: at rent review, acquisition and disposal on all types of commercial properties, drafting and agreeing Heads of Terms, advising clients on their options, risks and financial analysis.• Inspection: measurement and valuation of commercial property, including rating appeals. Advising on potential acquisitions/disposals resulting from extensive commercial desktop and walkabout searches.• Landlord & Tenant: advising clients on all aspects of their lease, where necessary re-gearing agreements, liaising with solicitors and negotiating on their behalf, mainly acting on behalf of the tenant.• Building Pathology: Visiting sites to perform schedule of refurbishments/dilapidations, designing plans on AutoCAD, and liaising with contractors on scope of works, costs and time-scales.• Commercial agency: marketing and managing industrial and office premises, leading inspections and negotiating and proposing ‘Heads of Terms’, often advising the landlord on market conditions and strategy. • Report writing: and validating of letters and notices. Effectively advising the client via comprehensive reports and proceeding to draft notices, Calder bank offers etc… Additionally counter-checking the secretaries outgoing mailings/emails.
