    In this position I oversaw the construction process and subsequent lease-up of a 502 unit, 19 story, mixed use high-rise apartment building in the Mid-Market neighborhood of San Francisco with over 100,000 sq. ft. of commercial retail space. This building also includes the second largest Whole Foods Market on the west coast. Working with the construction crew I was an integral part of the project management team, staying on top of daily, weekly, and monthly schedules, using a detailed eye to lead our team through the months long punch process and working with designers to hone in on an overall look and feel for the vast common area spaces of the building including the leasing office, lobbies, and all resident amenity spaces. This new building is the fourth phase of a 1,900-unit project called Trinity Place. I supervise the day-to-day operations of the residential and commercial sides of the asset overseeing the facilities, maintenance, leasing and resident experience teams as well as the BMR program. Developing overall business functions, administering the training of all staff members, managing the budget, developing strategic plans, creating policies, and communicating business goals to the board of directors. I shepherded this project through completion and stabilization as of 10/10/22.

    At this mid-size real estate development company, I was fortunate to wear many different hats on a day-to day basis. I oversaw the operation of fourteen multifamily properties totaling over fifteen hundred units in four different states. This included forty-five on site staff members and the complete human resources responsibility that entailed. I was in charge of the creation and implementation of policies and procedures to streamline work flows with the objective of improving portfolio performance. I performed aged-delinquency follow-up, debt-service management and focused on exceeding the objectives of the owner. It was also my responsibility to prepare detailed annual budgets for each property including asset valuation, year-over-year historical expense analysis, cash flow analysis and forecasting. I managed resident escalations, attended legal hearings when appropriate, assisted with high-value project oversight and the detailed review of capital expense initiatives. In addition, I negotiated, prepared and executed all vendor service contracts.

I was then asked to step into a role on an interim basis to develop a solution to the slower than anticipated progress taking place at a one hundred- and two-unit lease-up in this well-worn East Bay neighborhood. Although my time at this property was short, I was able to analyze the issues and jump start the leasing efforts. The changes I was able to make to the overall community engagement strategy as well as working closely with the construction team got the final phase of the project to completion.

Some of my duties while managing this project were building this new asset into MRI, training and onboarding the staff, spearheading the renovation efforts and overseeing multiple other capital improvements.
