In this position I oversaw the construction process and subsequent lease-up of a 502 unit, 19 story, mixed use high-rise apartment building in the Mid-Market neighborhood of San Francisco with over 100,000 sq. ft. of commercial retail space. This building also includes the second largest Whole Foods Market on the west coast. Working with the construction crew I was an integral part of the project management team, staying on top of daily, weekly, and monthly schedules, using a detailed eye to lead our team through the months long punch process and working with designers to hone in on an overall look and feel for the vast common area spaces of the building including the leasing office, lobbies, and all resident amenity spaces. This new building is the fourth phase of a 1,900-unit project called Trinity Place. I supervise the day-to-day operations of the residential and commercial sides of the asset overseeing the facilities, maintenance, leasing and resident experience teams as well as the BMR program. Developing overall business functions, administering the training of all staff members, managing the budget, developing strategic plans, creating policies, and communicating business goals to the board of directors. I shepherded this project through completion and stabilization as of 10/10/22.

At this mid-size real estate development company, I was fortunate to wear many different hats on a day-to day basis. I oversaw the operation of fourteen multifamily properties totaling over fifteen hundred units in four different states. This included forty-five on site staff members and the complete human resources responsibility that entailed. I was in charge of the creation and implementation of policies and procedures to streamline work flows with the objective of improving portfolio performance. I developed all marketing and leasing strategies, prepared monthly financial reports which included narrative style variance reporting. I performed aged-delinquency follow-up, debt-service management and focused on exceeding the objectives of the owner. It was also my responsibility to prepare detailed annual budgets for each property including asset valuation, year-over-year historical expense analysis, cash flow analysis and forecasting. I managed resident escalations, attended legal hearings when appropriate, assisted with high-value project oversight and the detailed review of capital expense initiatives. In addition, I negotiated, prepared and executed all vendor service contracts.

I took control of this four hundred-and two-unit lease-up when they were struggling at just 50% occupancy. I worked closely with the construction team to get the last two phases of the project completed and signed off by the city. In the weeks following, I implemented multiple changes to the leasing strategy and team development which resulted in the asset coming to stabilization in short order. I developed operational and financial policies while developing an in-depth knowledge of new construction and capital improvements. I created the annual budget for 2019 which included determining short and long-term goals to support the overall profit and growth objectives of the company. I also implemented customer service team development that ultimately led to a very high level of resident retention and satisfaction.

While managing this sprawling five hundred- and forty-two-unit garden style apartment community I directed a team of 12 staff members for a high-profile real estate investment company. I oversaw all day-to-day operations including, but not limited to maintaining appropriate staffing levels, ongoing professional development of the maintenance and administrative staff, creating the annual budget for 2018, allocating resources and ensured operational compliance with corporate standards by regularly auditing resident files and team performance. I guided ongoing property improvement projects and collaborated with the asset manager to execute the vision of the owner. I created daily and weekly status reports as well as submitting monthly variance reports to track our progress in all areas. I supervised all administrative operations including lease renewals, leasing and delinquency collection efforts. I also oversaw all resident communication by the staff to ensure higher levels of customer service and resident retention than they had been experiencing previously. I was then asked to step into a role on an interim basis to develop a solution to the slower than anticipated progress taking place at a one hundred- and two-unit lease-up in this well-worn East Bay neighborhood. Although my time at this property was short, I was able to analyze the issues and jump start the leasing efforts. The changes I was able to make to the overall community engagement strategy as well as working closely with the construction team got the final phase of the project to completion.

Over time I was given the opportunity to take on additional responsibilities at the corporate level including the Information Systems Manager role. I performed all data management duties for the company including the administration of our core systems MRI and On-Site. I managed the IT needs and hardware purchasing for the corporate office and individual properties in the portfolio. I took on a training role as well, mentoring on-site managers throughout the nearly six-thousand-unit portfolio and training them on the use of our property management software, bank deposit software, check scanners and other key systems. This led to my being tasked to implement and maintain the property and corporate websites. I then managed the company wide roll out of a new on-line payments vendor which enabled all of our sites to be able to take electronic payments for the first time.

Sacramento, California Area

After relocating Sacramento, I engaged in all facets of multifamily property management operations at this two-hundred-and-forty-unit apartment community. I managed all day-to-day activities such as leasing, marketing, resident renewals, property accounting, resident file auditing and supervision of the maintenance staff. Once I had stabilized the asset, I began researching the feasibility of beginning a large-scale renovation to improve our position. I determined the most cost-effective way to move forward and proposed the project to the ownership team. After presenting the design elements and showing them that the payback period would be within their risk tolerance levels they agreed to a slow roll out, renovating units upon move-out only. The pace increased as they saw success mounting and I spent the next two years managing a multi- million-dollar interior, exterior and landscaping renovation of the property. In addition, I began to be a resource for other property managers in our portfolio, mentoring and eventually overseeing multiple other properties in the Sacramento region. As my experience with our clients and their trust in me grew, I was made part of the core team that conducted due diligence property inspections and detailed resident file audits when our clients were acquiring new properties. I was a key player in the takeover of a 158 unit property in Modesto, CA. Some of my duties while managing this project were building this new asset into MRI, training and onboarding the staff, spearheading the renovation efforts and overseeing multiple other capital improvements.
