Morningstar Properties is a vertically integrated real estate developer, owner and operator of specialty real estate products focused primarily on self-storage and marinas in the United States. Morningstar's investments in the self-storage sector are administered through the industry's first self-managed institutional investment vehicles, Blue Doors Storage Fund I and Blue Doors Storage Fund II.Primary responsibilties:• Develop and direct overall growth strategy for Company's national Real Estate footprint.• Direct Real Estate, Acquisitions & Development department functions• Direct the origination and underwriting of self-storage and marina acquisitions, development sites, conversions to self storage, and the expansion or redevelopment of currently owned facilities• Oversee and execute purchase negotiations, contract structuring, due diligence, and facilitate the operational takeover upon closing.• Establish negotiating, site selection, underwriting and due diligence conventions including, but not limited to, those pertaining to site/facility acceptability, contracts and letters of intent, financial and market strength due diligence, environmental review, title and survey, procurement of entitlements, etc.• Present investment opportunities to internal investment committee for approval.

Responsible for the design and implementation of overall growth initiative for Company’s marine property division through acquisition, current facility expansion and sourcing of strategic 3rd party management contracts Additional responsibilities include operational oversight of critical storage and marina markets in Virginia, North Carolina, Georgia and Florida.
