Emissions Neutral Building Information Exchange (ENBIX) brings together partners who have the shared goal of reaching net-zero greenhouse gas emissions in the construction, renovation and operation of buildings across Alberta. It promotes the free and rapid sharing of innovative ideas, solutions, best practices and lessons learned among a broad cross-section of interested parties in the building and construction ecosystem. In my role as an Executive Advisory Committee Member I am tasked to support and guide operations of ENBIX to achieve organizational goals.

Leading a team of asset managers in the multifamily portfolio within Avenue Living, working hand in hand with our internal property manager partners. Key focus areas include: - Revenue Maximization - Expense Management - Capital Planning - Financing and Treasury - Insurance and Risk - Budgeting/Forecasting and Cash Planning

Lead a team of analysts the finance department of Avenue Living Asset Management with a focus on the following key areas:Leasing and Pricing: leading and administering market rent surveys, setting market rents, and working with internal stakeholders on promotions and incentives. Reviewing leases compared to market rents, available unit inventory, days vacant and daily leasing activity. Standard Reporting: prepare and distribute NOI and Non-NOI reporting, work with operations regions on NOI results and preparing commentary. Supporting regions to impact and understand NOI. Work with executive on Non-NOI results, cash management, capex, and treasury. Operational and Capex Support: acting as the primary support team for operations team members to achieve financial and operational goals. This includes; opex analysis, staffing model support, ROI on proposed capex, contracting review and validation, and generally ensuring that operations can achieve financial targets.Budgeting and Forecasting: perform all budgeting and forecasting for NOI, non-NOI, A&D, Treasury, and Capex on an annual basis at a minimum. Corporate Planning: managing and updating corporate model, projecting liquidity, A&D activity, treasury, NOI, and overall results over a multi-period timeline to guide strategic decision making.Strategic Planning: administering, reporting on and updating strategic plan regularly to meet business needs and reflect current corporate priorities.Property Tax Appeals: development, distribution and commencement of RFP and full build out of appeal program to facilitate property tax savings across the portfolio.

Worked primarily on public company audits with a focus on real estate. Also, worked in three accounting frameworks: US GAAP, IFRS & ASPE. And with any big four article period, still gained experience in an variety of industries and company sizes.

Worked as summer student with role extended through school year. Worked on variety of items including; aiding with year end audit, reporting to external sources on variety of metrics, and mainly on ad hoc basis as tasks arose.
