Investing in early-stage Israeli start-ups

• Revised financial models for portfolio companies and updated investor relations materials.

• Researched and evaluated 25+ Tel Aviv based start-up companies in need of seed capital.

• Designed and implemented English curricula to engage 8-12 year old Hebrew speakers.• Managed and instructed 20+ children to plant and water crops on a farm.• Worked in community centers, soup kitchens, old age homes, and elementary schools.

• Created weekly employee schedule and managed an inventory of 70+ items.• Washed dishes, mopped floors, baked cookies, cut brownies, frosted cupcakes.• Ran Social Media efforts, paid bills, and conducted bi-weekly payroll.

• Conducted due diligence on 25+ investment opportunities in tandem with the CEO and presented findings to SFO owner.• Created 20+ IRR analyses of prior and current investment holdings to determine the IRR of the entire investment portfolio.• Prepared weekly and monthly financial reports on real estate holdings, noting significant variances.

• Shadowed and assisted the CIO and Deputy CIO of a $4 Billion fund, participating in 100+ investment manager meetings by asking questions, taking notes, and reviewing pitch books.• Studied public equity and fixed-income markets (domestic, international, emerging, frontier, core, value, growth), primary and secondary private equity and debt investments, hedge fund strategies (long /short equities, converts, credit, global macro, event, currency, multi-strat), real estate (core, core+, value-add, opportunistic), and real assets (MLPs, timber, commodities).• Created bottom-up security analyses of See’s Candies and News Corporation's intrinsic business values.

• Wrote seven posts for the Llenrock blog about how to cut utility expenses, RE taxes, and insurance premiums as an owner.

• Researched market trends and compiled/analyzed data spreadsheets to further underwrite the 15 building portfolio on which M&PPG was performing due diligence.• Generated sales comparisons, rental comparisons, cash flow statements in ARGUS, IRR spreadsheets in Excel to capture the attention of both debt and equity financiers and attract capital.• Coordinated with title workers, brokers, creditors, equity lenders, construction workers, independent accountants,and property managers which allowed the partners at M&PPG to spend more time working on due diligence and less time following up with their vendors, clients, and investors.• Researched utility efficiencies at 11 different properties and applied for federal tax rebates on lighting and building envelope retrofits to save $.60 a square foot across a 32 building portfolio.
