CurrentBuild-to-Suit (BTS) Client’s headquarters constructionThat was a great, tough and multifaceted project. The main purpose was to make off-balance sheet project financing project configuration.- I reduced project’s cost by more than 60 mln USD by reducing Success fee during the negotiations with potential partners (pre-project phase). New fee was included in financial model and was approved by client’s management board.- I reduced project’s cost by more than 75 mln USD by excluding type of permitted landplot use change fee. Landplot was planned to be involved in project by using in organizational structure such mechanism as Complex area development agreement.- Coordinate a group of analysts to create the first client’s office property register and use of property. Consolidation and structuring office data (square, operating costs, rent costs), potential use of property (the effect of property commercialization was estimated in 30 mln USD per year), preparing data for project financial model.- I defined the required headquarters area (GBA, GLA) for allocation more than 10 000 employees based on main land restrictions and client’s requests. Cooperation with subcontractors and controlling its reports (juridical justification for land use).- Other responsibilities: participation in regular meeting with client top-management team (vice-presidents, head of department), preparing analytical material for Management Board. Participation in meeting with banks to receive main project financing indicatives etc.- Got three promotion during the project.
