As the Senior Director of Development and Design at CoreSite, a national data center real estate developer and operator, I advise on strategic direction and spearhead the design execution of all CapEx projects nationwide including greenfield developments, phased expansions and renovations. With a comprehensive skill set honed over 12+ years of experience in the data center market, I oversee the project lifecycle from initial land acquisition to the point of handoff to the construction management team. My responsibilities encompass a wide range of tasks, including:- Supporting the land acquisition team by crafting zoning reports to understand local and state requirements for potential land acquisitions to support informed decision-making- Performing detailed in-house site evaluations and test fits for potential land acquisitions to validate project feasibility & site yield- Procuring and managing site due diligence services from environmental, geotechnical, and surveying vendors- Creating development timelines to help forecast overall project durations and identify key capital release milestones- Leading negotiations and coordination efforts with both local outside land use counsels and municipal planning and zoning authorities to obtain project entitlements and required regulatory approvals- Orchestrating the procurement of design services from architectural, structural and engineering vendors- Managing the overall design process for all projects from masterplanning and entitlements through permitting phases- Staying engaged throughout construction to validate that design intent is executed- Drafting and overseeing CoreSite's Owner's Project Requirements (OPR) and various standards documents for CapEx projects
