Responsible for all budgets after initial feasibility, exceeding $15MM per project, including general conditions, site development, and vertical construction (product types ranging from 18 unit slab on grade town homes to 150 unit podium residential with sub-grade parking); assisted Purchasing Manager by validating contracts, reviewing scopes of work, and coordinating buy-out according to construction schedule; worked closely with Product Development and Design departments to define specifications and perform detailed takeoffs where necessary

Directly trained, coached, mentored, and managed a team of 6; both the purchasing and starts teams for the San Antonio division, managed the new single-family construction permitting process lowering the average sale to start time by 15 days, directly managed over $40MM in vertical construction costs annually as well as managed and negotiated contracts for over 100 active vendors and subcontractors, created new proforma for multiple product lines for land acquisition, developed standardized bid forms and improved state-wide scopes of work, conducted gross margin analysis monthly and reported to Operations suggesting where to focus efforts and improve efficiencies, assisted in the launch of a sub-brand Gray Point Homes focusing on affordability integrated with new technology, managed 2 design centers and complete upgrade option catalog, assisted in improving competitive market analysis review, production reporting, and construction scheduling

Assisted in managing a starts team of 4, supported field staff by managing 100% of purchase orders for over 450 single-family units annually, fine-tuned budgets to include community specific deed restrictions and required jurisdiction variances, option cost estimation, in-depth data and systems analysis, base house cost review, option frequency reporting, option contract template development, specification documentation and development, assisted in sourcing and vetting new contractors, negotiated rebate agreements, traveled to other divisions to train on best practices as well as test and implement software enhancements
