In my dual function role working for both the Lettings and Property Management departments, I have among the most client facing contact of anyone in the branch.As a Home Guide I meet with Tenant Applicants to show them prospective properties that they have shown an interest in. These appointments are made for me, so at the meetings, as well as showing the properties in their best light, and talking about the local facilities, I also have to quickly build a rapport with the applicant and qualify them so I can establish whether the property is a good fit for their household. I feed this back to the Neg team to help them when they come to close.As a Property Inspector, I inspect and generate the agreed schedule of condition of each property at both the start and end of the tenancy. Oftentimes, Landlords and Tenants will wish to be present for these inspections, and I have to make decisions regarding the responsibility of any dilapidations and make recommendations to both parties, and feedback to the relevant Property Manager.I also visit Tenants in their homes 3 months after they move in, and then every 3 or 6 months depending on the service level agreed with the Landlord to see how they are settling in, and ensure they are taking good care of the property.If I find any issues, or if Tenants report any maintenance issues to me, I include these in my report which is sent to both landlord and tenant. If there are any urgent issues, which may include dilapidations that could cause injury or harm to the Tenant, or damage to the fabric of the property, I will give advice to the Tenant, and immediately inform the relevant Property Manager so they can take necessary action.
