Started as a receptionist for the Irvine Office at Kimco Realty Corporation in early 2009 and developed a good rapport with all staff and vendors. Promoted to Property Assistant by February 2010. Responsibilities include:• Assistant Property Manager of a portfolio containing 13 properties including over 300 tenants, 2,097,128 sq. ft. of GLA.• Monitoring and enforcement of tenant compliance with all Lease Agreement requirements. • Point of contact for incoming calls, e-mails and inquiry regarding property and tenant issues and services for the above referenced portfolio. • Coordination and creation of contracts for capital projects, property maintenance, and tenant improvements.• Responsible for timely service of vendors to repair damaged spaces and/or common area.• CAM variance calculation, analysis and explanation for operating & landlord expense budget variances. • Payment, coding, and approval of invoices for maintenance, capital projects, and reimbursements.• Calculation, data entry and creation of annual operating expense budgets including power point presentations for capital improvements.• Office management & invoicing responsibilities for office of 25 employees.
