Project Manager for FQHC developer’s first new construction, a proposed mixed use project to expand health and affordable housing in Marin City:- Identified and engaged sources for $27M mixed-use construction, including: New Market Tax Credits, USDA loan, major donors, and grants from private foundations and CA Housing and Community Development.- Analyzed local zoning and state incentives (SB 35, NMTC) for affordable housing/health construction and funding.- Raised $1.1M for pre-development phase from new funders by advocating for social determinants of health.- Submitted comprehensive entitlement pre-application for favorable review by Marin County planning department.- Recruited mission-focused, multi-racial team: architect, land use attorney, entitlements consultant, owners rep, and structural, civil, soils, MEP and landscape engineers.- Created project plan. Managed all donor development, private grants and marketing:- Raised over $5M for programs addressing health inequities. Increased revenue ten-fold. - Created fervent messaging about poverty and health disparities for marketing, new website and social media.- Positioned staff experts as regional speakers to build awareness and funding for program expansion and pilot projects in youth behavioral health, maternal healthcare and addiction services. Expanded funder base by 300%.- Built broad community support by meeting with hard-to-access county leaders, foundations and high level donors.- Part of the management team that expanded services to Bayview Hunters Point, and created Marin's first freestanding alternative birth center to impact African American maternal health disparities. - Fostered culture of philanthropy among grassroots directors and staff. Created dozens of dynamic gatherings, online and in the Bay Area, LA and Boston, with leaders in gender lens, impact and angel investing. Through resources like the "Making Micro Mighty" overview of impact investing and nonprofit "pitch" nights, my team and I helped build women's financial confidence and philanthropic impact.
