-Responsible for monthly rent payments and reconciliation of all rental charges for the TJXC Store locations (approximately $100 million of rental costs per year)-Conduct first review of new leases, renewals and lease amendments relating to the imput of data into Lease Adimistration database (Lucernex)-Conduct desktop audits of landlord's billings to ensure accuracy and compliance with lease agreements through constant scrutiny, analysis of payment history and the comparison with similar properties-Conducts the timely preperation for payment of all occupancy charges for each location and presents all occupancy related charges to Management for approval and payment under the Approval Authority Schedule (AAS)-Support the translation of complex financial data and legal jargon into easy to understand and actionable insights for leadership and finance departments to use in business decision making-Working knowledge of general ledgers, assets, liabilities, debits and credits; failmiliarity with landlord's accounting/allocation practices as well as lease clauses and their impacts-Strong interpretation lease interpretation skills. Understanding of how arguments are to be structured so disputes can be resolved in a timely manner through front line negotiation skills and experience-Knowledge of Canadian Realy Tax Assessment methogologies and the impact this has coupled with lease clauses pertaining to realty taxes to determine the proper allocation to be used-Successfully saved TJXC approximately $1.4 million dollars through desktop audits
