I am currently managing 10 large houses and 10 studio flats.I manage a team of handymen, making sure that they are constantly in the right places and have work to do, there are times were there is not much work to do, however as my director always says to me "there is a massive bridge in Antwerp that as soon as the painters finish painting it they have to start all over again" that's the attitude I give the handymen, there is always a wall to paint or something to fix. I write down weekly reports of their activities. I have a good working relationship with them. My role as maintenance manager entails making sure all handymen employed by Netpex are on task and all properties are taken care of to a high standard. I have recently started dealing with planning and HMO's, I am currently setting up a few HMO's and I'm dealing with a few other small conversion projects. The nature of this business is one minute it could be very quiet and the next there is an overload of work so its all about planning ahead by making the right decisions at the quite times it evens out the work load and makes my job much easier. As soon as someone moves out , I have to get the property ready asap, I could have three rooms that need painting, plastering and cleaning at a one day notice.It takes a lot of initiative and quick thinking, its a great place to learn and grow. I am also sourcing houses for Netpex, I have found them 5 New houses.
