•Build and use financial modelling to assess real estate and hospitality investments•Conduct asset management of real estate projects, branded apartments, and venture capital funds•Oversee Optylon Krea's cashflow, including current realizations, future forecasts, and profitability analysis by unit and company•Conduct ROI (Return on Investment) and IRR (Internal Rate of Return) analysis for various assets and projects in the portfolio•Assist in preparing financial reports, including income statements and cash flow reports•Track the opening / closing of cash balances, the monthly operating and financing cash flows, upcoming invoices, actual financials vs. budget•Calculate and analyze GOP margins for real estate and hospitality projects•Conduct reporting internally and to investors/asset owners with an understanding of the various equity return metrics such as IRR, hurdle rate, promote, catch up and how investors/asset owners look at them•Assist structuring deals from a financial, tax and legal angle, adapting to the local legislations in Turkey and manage the closing process of the investments•Assist in the structuring of equity and debt structured products, including equity bridge loans, preferred equity, convertible bonds, high yield bonds, etc•Support on the administrative and accounting matters of the Turkish companies within the Optylon Krea Group

•Assist in the preparation of 5-year Business Plans for 5 Real Estate assets•Maintain and update financial and asset models to analyze and report on the financial and operational performance of the portfolio (at both the property and portfolio levels)•Contribute to valuation of assets twice a year internally and coordinate the external valuation process with 3rd party appraisers•Conduct ROI (Return on Investment) analyses for various assets and projects in the portfolio•Evaluate and set Estimated Rental Values (ERV) for each retail unit•Conduct sensitivity and scenario analyses to evaluate the impact of various factors on the portfolio's performance•Prepare and analyze Turnover and OCR (Occupancy Cost Ratio) metrics for the portfolio, delivering insights to enhance tenant performance and rental strategies•Support investment and divestment processes together with the Country Manager and Investment Department in Paris HQ•Perform investment analysis for potential acquisitions, assessing financial viability and strategic fit•Support the implementation of strategies to enhance asset value and portfolio performance•Participate in budget preparation, incorporating rental forecasts, valuation proposals, and performance metrics such as footfall, vacancy rates, turnover, and rents•Support and challenge the departments including Finance, Reporting, Leasing and Legal for annual budget preparations•Preparation of Country updates and reporting elements requested by the Top Management in HQ•Develop business models and conducted scenario analysis for acquisitions and capital expenditure projects (CapEx)•Extract and analyze shopping center revenue, footfall, and rent data using SAP Business Intelligence 'Business Objects' tool, providing monthly commercial reports
