As Development Director, experienced in the acquisition, predevelopment, entitlement & development processes and the procurement and coordination of equity and debt capital – coordination of various multifamily product types including (i) high-density, mixed-use projects (+/- 125 dwelling units per acre), (ii) medium-density, apartment “wrap” projects (+/- 55 dwelling units per acre) and (iii) low-density suburban apartments (+/- 28 dwelling units per acre), in the Western United States.Currently manage 3 mixed use multifamily development projects totaling 584 units and 15,000 square feet of ground floor commercial.Role includes but not limited to:• Source and manage land acquisitions and feasibility analyses including cash flow projections, due diligence and entitlement phases. • Manage construction phase including consultant coordination, GMP/Stipulated Sum negotiations, internal Project Managers for problem solving of construction and overall project issues. Experienced with various Counties and Cities throughout Southern California. • Manage legal matters including loan documents, partnership agreements, easement agreements, purchase and sale agreements, management and consultant contracts and construction contracts. • Manage financial aspects including procurement of debt and equity term sheets, financial modeling, interaction with appraisers, negotiation of loan documents and partnership agreements with CFO, review of construction draws, ongoing monthly cash flow reports. • Manage leasing and marketing including facilitation of marketing plans, market studies, branding, process with interior design, launching strategy, directing leasing process through pricing and phasing exercises. • Manage supporting Analysts and Support Staff.
