Over Fifty Years of Construction in the areas of Commercial, Retail, Gut Renovations and out of ground projects I assist the Company in overseeing large structural steel and concrete work, Excavation, Shoring, Staging and Logistics, both as a Estimator, Licensed NYCDOB Site Super and Project Manager. I work closely with the Architects and Engineers as well as Ownership to achieve cost effective solutions for challenging projects. Site Surveying, Drafting, and setting up all operations of each project I manage.Estimate projects and all change orders.

Served as Project Manager/ Site Superintendent Overseeing Safety and Drywall work in Tower Four.Masonry in Tower Three, and all Levels of Retail, as well as infills and Mechanical Pads throughout the site. Bid and did projects at the New York Stock Exchange and the New York Securities and Exchange Commission. Estimated, Negotiated, Staged and set up logistics, and Managed all of the companies activities at the site.

2006 to 2013 R.D.Rice Construction Inc.Project Manager & Field Superintendent, Acted as project Manager & Field Superintendent on the Renovation of the Loria Residence, Project Managed the three phase renovation of170 East 77th Street. A total renovation of 31 apartments and creating one triple sized, eleven double sized, and 6 singles, while totally renovating the lobby, upgrading the cellar, and Building a future medical office center at the rear of the building. New HVAC units were install in all apartments as well.Field Superintendent at 33 Charlton Street, this Federalist style building was partially demolish when we took over. We re-shoredThe existing structure and safed off the party wall to the East where the previous contractor had caused damage. This was a total gut renovation with extensive excavation, shoring, sheathing, and underpinning; dropping the basement floor and extending the structure 26 feet. All that remained of the original building was the front facade, which was restored to its original state. I was Project Managing the first stages of work and acted as a consultant on four other town houses being renovated forAberdeen Townhomes LLC. I created logistics plans for demolition, and over sixty sketches in the field in order to assist the Projects.

2004 – 2006 Calleo Construction Corp., General Superintendent, Worked with President to manage and control all field operations. Set up projects, materials orders, & manpower. Oversaw Field Supers; created all project schedules. Reviewed and, made shop drawings for site-work, metal and millwork (many subs were not capable of performing these tasks). Wrote Subcontractors scopes of work, contracts, and riders, and most of the company’s correspondence. Oversaw and maintained project budgets and change order logs. Negotiated and coordinated with Clients, Architects, and Engineers; during every phase of construction. Estimated the conversion of a 47 unit rental, into a condo. This was a seven story building built over a church.Projects: 207 First Ave. – A 5 story gut and redesign ($3,000,000.) 254 East 2nd Street – A seven story, 47 unit, luxury rental, which has the Eastside Tabernacle Church on the first floor and cellar level. ($12,000,000.).

2000 – 2004 Ivy Walk Construction Company,Inc., Project Manager and Field Construction Super, provided management, construction and design skills in the building of commercial and high end residential projects. As a PM & Construction Super, I provided Owners, Architects, & Engineers with a more positive Interaction that was tailored to each projects special needs. Assisted Architects in executing tasks, without jeopardizing design or budget. I issued 184 sketches during the building of an award winning loft. This was done to clarify design intent as well as resolve the mechanics and execution of concepts that otherwise may have been misunderstood. This project had four tons of tubular, lacquered, steel frames, holding up a star fire glass mezzanine floor, which housed custom made casework, with minimal tolerances (1/32”). I maintained schedule and processed all paperwork from subcontractor awards, change orders, to final punch list. Loft Project was the Levine Residence at 80 Mercer Street ($3,000,000.). Also did gut renovations of several Brownstones, and the Tisch Residence at 88 CPW.

1998 – 2000 Anchor Construction, Inc., Senior Project Manager for start up of all of the companies work. Worked with Estimating in developing scopes of work for all contracts, & purchase orders. Produced all schedules, in excel, and/or Microsoft Project. Created many of the company’s operational documents. Everything from “Super” friendly Daily Reports, to notices of Back Charge. Handled everything from initial contract qualifications to Close Outs. Projects: Chicago Title-30,000s.f. ($4,000,000.), Women . com – 50,000s.f. ($6,000,000.), Coty – 100,000s.f. ($11,000,000.), Hotjobs.com – 35,000s.f. ($4,300,000.).

1997 – 1998 York Hunter Construction, Inc., As a Project Manager, I went to York Hunter to work on a special, high profile Project, the renovation of the Council on Foreign Relations, and the building of the Pete Peterson Conference Center. This was a $14,000,000. project, which included the complete overhaul of the MEPs for four of their five buildings (781 tasks). The demolition of one Townhouse and the rear extensions of three others. The excavation and erection of a three-story video-conferencing center, with lot line footprints, outfitted with a multi purpose, state of the art, video conferencing system, and Rebuilding of the demolished townhouse into an office building. This was a soup to nuts project.

1993 – 1997 K.A.F.C.I. Inc. Director of Operations/Senior Project Manager for a mid-size drywall and rough carpentry contractor. As Director of Operations, I spent time observing the duties of all the employees. Wrote a summary and solution document to eliminate wasted time and streamline the duties of every employee. Wrote their first Procedural Manual, which redefined Estimating, Project Management, Accounting, Secretarial Support, Field Operations, Purchasing, and Maintenance. Helped turn a $18,000,000. a year operation, into a $38,000,000. a year operation, with minimal increase of staff.

1990 – 1993 Richter + Ratner Contracting Corp. Project Manager on over 17 projects including the building of Barneys New York, in Cleveland ($11,500,000.); a $1,000,000. renovation of Barneys New York in Dallas, A Peter Marino redesign of the men’s department; St. John Boutique on Fifth Avenue; Paul Stuart renovation in two phases ( while the store remained open ); Hirschliefer’s in Manhasset; Gucci on Fifth Avenue; The Original Levi’s Store on 60th and Lexington Ave. ( a 10 week project- built in 29 days ). At R+R Project Managers bid their jobs. They take off rough carpentry and millwork installation, control buyouts, scheduling, supervising field construction, and all aspects of purchasing and manufacturing; coordinate with Architects and Owners throughout the entire project.

1987 – 1990 Patella Construction Corp.Vice President of Construction. Supervised all field construction; responsible for the overall continuity of all projects; coordination of scheduling for all Project Managers and Superintendents. Assisted President of company with presentations and proposals for prospective clients, as well as corporate liaison to clients, architects, and major subcontractors.

1984 – 1987 Herbert Construction CompanyConstruction Superintendent & Project Manager on several special projects. Superintendent on three retail, three commercial, and eight residential projects at Trump Tower, plus took over the closing out of all of the previous Super’s projects (21 residential s valued at over $11,000,000. Supervised /& Project Managed several residential jobs, building multi-unit buildings, as well as framed houses. Completed Barneys New York on 17th street (a $35,000,000. project). Project Managed a fifteen-story luxury high-rise at 60 East 88th Street, valued at $24,000,000.

1981 –¬ 1984 De Jil Systems Inc.Worked as a finish carpenter & field foreman. Performed both bench and machine work in shop. Built all types of casework including every style of door and cabinet, created templates and jigs for repeat set-ups for hardware installation, adding to quality control and more efficient production. Created a method of fabricating doors, utilizing an overlaying air cavity of internal structural elements that prevents warping of doors that are extremely large.

1969– 1981 M. Arlé WoodworkingOwner/ operator of a small custom woodworking company, which employed four men but generated a work load that compared to competitors with triple the work force. Specialized in restoration and Architectural Woodworking Including hand carving and custom hand finishes.
