New HVAC units were install in all apartments as well.Field Superintendent at 33 Charlton Street, this Federalist style building was partially demolish when we took over. We re-shoredThe existing structure and safed off the party wall to the East where the previous contractor had caused damage. This was a total gut renovation with extensive excavation, shoring, sheathing, and underpinning; dropping the basement floor and extending the structure 26 feet. All that remained of the original building was the front facade, which was restored to its original state. I was Project Managing the first stages of work and acted as a consultant on four other town houses being renovated forAberdeen Townhomes LLC. I created logistics plans for demolition, and over sixty sketches in the field in order to assist the Projects.

Oversaw Field Supers; created all project schedules. Reviewed and, made shop drawings for site-work, metal and millwork (many subs were not capable of performing these tasks). Wrote Subcontractors scopes of work, contracts, and riders, and most of the company’s correspondence. Oversaw and maintained project budgets and change order logs. Negotiated and coordinated with Clients, Architects, and Engineers; during every phase of construction. Estimated the conversion of a 47 unit rental, into a condo. This was a seven story building built over a church.Projects: 207 First Ave. – A 5 story gut and redesign ($3,000,000.) 254 East 2nd Street – A seven story, 47 unit, luxury rental, which has the Eastside Tabernacle Church on the first floor and cellar level. ($12,000,000.).

2000 – 2004 Ivy Walk Construction Company,Inc., Project Manager and Field Construction Super, provided management, construction and design skills in the building of commercial and high end residential projects. As a PM & Construction Super, I provided Owners, Architects, & Engineers with a more positive Interaction that was tailored to each projects special needs. Assisted Architects in executing tasks, without jeopardizing design or budget. I issued 184 sketches during the building of an award winning loft. This was done to clarify design intent as well as resolve the mechanics and execution of concepts that otherwise may have been misunderstood. This project had four tons of tubular, lacquered, steel frames, holding up a star fire glass mezzanine floor, which housed custom made casework, with minimal tolerances (1/32”). I maintained schedule and processed all paperwork from subcontractor awards, change orders, to final punch list. Loft Project was the Levine Residence at 80 Mercer Street ($3,000,000.). Also did gut renovations of several Brownstones, and the Tisch Residence at 88 CPW.

1998 – 2000 Anchor Construction, Inc., Senior Project Manager for start up of all of the companies work. Worked with Estimating in developing scopes of work for all contracts, & purchase orders. Produced all schedules, in excel, and/or Microsoft Project. Created many of the company’s operational documents. Everything from “Super” friendly Daily Reports, to notices of Back Charge. Handled everything from initial contract qualifications to Close Outs. Projects: Chicago Title-30,000s.f. ($4,000,000.), Women . com – 50,000s.f. ($6,000,000.), Coty – 100,000s.f. ($11,000,000.), Hotjobs.com – 35,000s.f. ($4,300,000.).

The demolition of one Townhouse and the rear extensions of three others. The excavation and erection of a three-story video-conferencing center, with lot line footprints, outfitted with a multi purpose, state of the art, video conferencing system, and Rebuilding of the demolished townhouse into an office building. This was a soup to nuts project.
