Driving the success of the shopping centre through innovation, sound investment and strong commercial decision making, as Senior Asset Manager, I have maximised total property returns achieving capital growth. Undertaken strategic plans, producing annual budgets and forecasting net property income, planning and executing key lease events profiles to maximise cashflow and income. I am also responsible for all letting activities, client negotiations and consultations for new and existing occupations, dealing with external consultants and agents; I am also accountable for dilapidation claims, rent reviews, lease renewal cycles and all property management functions.From feasibility reports for development proposals to developing centre marketing and business literature, I also manage a wider team, both internally and externally including project managers for reconfigurations, refurbishments and extensions, with strict management of fit-outs, design and compliance to centre standards. Delivering on the strategic side, I managed health, safety and risk, quality and commissioning activities, non-financial reporting, occupancy and footfall strategies and partnership with external stakeholders and brands. I also manage the asset and property management team for the centre, leading regular one-to-one’s to maximise the value of services and identify winning practices for stronger, results.Key Highlights include:- Established a rental tone at £110 ZA ahead of lease expiry profiles. - Derby value increased from £447m (Dec 15) to £461m (Jun 17).- Managed 25+ lettings per year with leading brands, working to improve the aesthetics and tenant mix within the centre and encourage full-day and evening footfall and trading. - Purchased long leaseholds for adjoining ownerships including key adjoining retail unit and Eagle Market & Derby Theatre. Leading asset management initiatives of properties acquired to provide additional leisure and lifestyle offering for Derby.

Charged with growing net rental income, increasing capital value and formulating liability minimisation strategies for intu Chapelfield, I negotiated favourable property deals and conducted acquisitions/disposals, lease matters, property reviews, development projects and business-as-usual asset management operations. Key highlights include:- Developed and delivered the 2010 & 2015 Rent Review Strategy, and reduced the risk from Lease Expiries and Break Options for key retailers. - Increased intu Chapelfield value by £58million in five years. - Improved zone A from £160 ZA to £187 ZA, with occupancy increased to 100%. - intu disposed of 50% of asset to form a joint centre in 2017.- Improved the tenant mix with new lettings to Hugo Boss, Pandora, Smiggle, Schuh Kids and Caffe Nero, with additional casual dining on Chapelfield Plain to include Yo Sushi, Byron and Café Rouge. - Reconfigured the vertical circulation in the centre, including the removal of central escalator and installation of a customer staircase, which improved the re-letting success of long-term voids. - Securing planning permission for change of use and small extensions.- Leading and coordinating redevelopment proposals for existing Dining Terrace (traditional fast food operators) to be extended and repositioned to a casual dining area with 8 new restaurants and a boutique format cinema delivering on the strategic aims for the centre to increase the casual dining and leisure offer, to increase dwell time and to extend the trading hours of the centre. - Refinancing – undertook due diligence as part of refinancing of the centre securing a £350 million bond offering secured against intu Chapelfield and intu Derby.

Formed part of the team in forming a joint venture with Eurofund Investments (founding partner of the development of Puerto Venecia, Zaragoza – 2013 MAPIC Award for Best Retail and Leisure Centre) for acquiring development options in Valencia, Vigo, Palma and subsequently Malaga.Formed part of the team in acquiring a regional shopping centre and adjoining hypermarket in Asturias (Parque Principado, now rebranded to intu Asturias), and forming a new joint venture with Canada Pension Plan Investment Board. Undertook interim Senior Asset Manager position from acquisition until further recruitment and establishment of a team based in Spain. Following acquisition undertook the property due diligence in re-financing the assets.

- Undertook delivery of the High Street redevelopment, incorporating a 30,000 sq ft MSU for H&M and 6 other unit shops.- Created proposals for Queens Gardens Restaurants to develop the Centre’s catering offering.- Engaged in planning process in the drafting of the Town Centre Area Action Plan, enabling planning policy to permit development of Queens Gardens Restaurants (opened spring 2016).- Working on tenant mix improvements, to deliver key fashion and lifestyle brands (H&M, Mango, Superdry, Jack & Jones, Apple)
