 Conducts property due diligence and review surveys, titles and reports to determine risks of potential acquisitions. Conducts various research works, initial studies and property sourcing activities through brokers and other channels. Does fieldwork to identify strategic location/s for expansion and to process documents and permits relevant to the site/land acquisition. Maintains knowledge of market activities, trends and opportunities to generate prospective land deals Prepares financial runs to support management business decisions. Recommend project decisions based on financial and technical analysis. Prepares documentation needed to facilitate negotiation and deal closing activities. Monitor each party’s payables and deliverables on signed contracts and agreements Process the payment of taxes on the acquired properties at the Bureau of Internal Revenue  Process and liaise technical documents at the Registry of Deeds, City Assessor’s Office and City Treasurer’s Office needed for the transfer of Title and Tax Declaration. Attends to Joint Venture partners’ inquiries, clarifications and requests Coordinates development plans with marketing, design & construction team for presentation to Joint Venture partners Preparation of Deed of Partition for Joint Venture transactions Constantly update the Joint Venture partners on the status of the projects Monitor the turnover of units, their titles and tax declarations to the Joint Venture partners Accomplish other assigned tasks and responsibilities in a timely manner.
