Performs duties normally associated with supervisory position, training, evaluating, and disciplinary counseling of all on-site employees, under the direction of the Chief Officers.Maintains open and clear communication with the community staff and Chief Officers.Monitors maintenance activities to ensure resident requests and preventive maintenance programs are being performed according to company standards.Reviews reports and makes operating recommendations to Chief Officers.Reviews payroll and payroll-related forms; discusses exceptions and unusual circumstances with Property Manager and approves/disapproves as appropriate.Supports overall marketing efforts and offers input and suggestions.Prepares and follows guidelines of community operating budget, and makes recommendations to maximize income and minimize expenses.Offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments and negotiations, etc.Reviews all renewals and prepares budget increase recommendations to Chief Officers according to operating budget and market conditions.Integrates and analyzes the operations of various departments to achieve budgeted goals and objectives.Ensures accurate and timely payment of all property expenses and informs Chief Officers of any potential expense/income variances in advance.

Work with clients to develop individualized financial plans for savings, retirement, investments and insurance. Effectively manage a client base by ensuring that all clients receive the proper attention and response.
