Chief Estimator - Responsible for the oversight of the estimating process for all projects bids awarded.Construction.land development for a gated Co-op community . Experience with Building Condo's / Co-op Boards (reading blue prints).Responsible for Overseeing the day-to-day operations, property staffing, developing the annual budget and asset plan for each property and assisting with the acquisitions and sales process for all properties in the regions portfolio.Implement and coordinate all aspects of project management, physical plant modifications and maintenance.Direct the day-to-day activities of the Building Supers and Contractors with Handling all Tenant Relations issues . Manage the Security function at each building Coordinate Tenant move-in's and move out's Confirm all Commerical Tenants and Contractors Insurance Certificates Approve/Coordinate Tenant Service Requests Responsible for Maintaining Communication with all Buildings Board Members Deal with governmental agencies regarding various issues and regulations Responsible for rent collections Accounting Responsibility for budgeting and monthly variance analysis reports Create/verify Rent Rolls for each building on a quarterly basis Approve all payables for each property Approve monthly tenant invoices including escalations Approve weekly payroll for each building Work with Local Union 32BJ

Knocked down large private homes and developed multi family homes condo coop with underground parking .knowledge of electrical/mechanical infrastructure systems; NYC area building trade market-commercial construction knowledge.Dealing with contractors and builders daily.

Worked with Expiditors, Architects,HPD,DEP and NYC Building Dept .Served as a valuable contributor to the elements of Design of interior and exterior projects .Worked hands-on with construction company when needed preparing AIA invoicing; RFI's; creating/maintaining meeting minutes, and sub-contractor coordination skills. Strong background in construction sequencing and scheduling, project administration and document management.Responsible for delegation of assignments, ability to work within a timeline, assist in field work as needed, adhere to budgets, oversee manpower, communicating with subcontractors, vendors, clients and inter-office staff as necessary.
