    Director of Facilities- 300 acre 2 million square foot campus Developed and lead team of close to 100 union, civil service, managerial and outsourced maintenance professionals responsible for the execution of ongoing preventative facility maintenance for campus structures and equipment and their operations. Daily operation responsibilities include areas such as HVAC, Plumbing, Electrical, CCTV, Fire Alarms, Elevators, Building Controls, Grounds/Landscaping and Housekeeping/Custodial.  Directly responsible for the physical campus IP networks for data, voice, CCTV, and Fire Alarms. Lead the development and updating of the Ramapo College Facilities Condition Assessment and created realistic deferred maintenance plans, operations budgets and KPIs to validate performance. Developed, revised and implemented policies and procedures related to Physical Plant operations needed to ensure effective and efficient operations Leveraged existing technology in the work order, energy management and access systems to reduce costs and simplify operations that impact all departments of the college. Implemented new web based CMMS and access control systems. Oversee institutional compliance with Health, Safety and DCA regulations, including OSHA, Uniform Fire Code, National Electric Code and The Uniform Construction Code. Assure training requirements of personnel is adequate and up-to-date. Serve on the President's Committee on Campus Sustainability and Campus Space Planning Committee. Responsible for developing competitive bids, RFPs, open public bids for all goods and service contracts procured by Facilities.
