Development, pre-construction and construction of mid-rise, 2-level cellar (ground-up and conversions) facilities in the NYC-Metro market in an Owner/GC role. Proper management of multiple projects simultaneously resulting in successful completions through close-out (TCO/CO).Other areas of experience include: adjacent property owner Access Agreement negotiations (or RPAPL Section 881 filing preparation), annual Corporate Business Insurance negotiation and mitigation of potential outside claims and violations; petition (and engage in discussions with) the City agencies on matters impacting projects in the Development and Pre-construction phases.Organization, standardization and establishment of project management methods for optimizing efficiency and control of costs, with Project Management staff.

Starting in its youth as Sr. Construction Manager (Owner/Developer role), quickly forming and assembling the Construction arm of this Management company with the Director of Construction. As VP of Construction for the newly formed Construction Company, grew the staff and infrastructure to manage the ground-up mid-rise and renovation/conversion projects entering their pre-construction phases within the NYC-Metro market. Worked with the Architectural and Engineering teams to finalize the construction documents and in collaboration with the Expediting team, saw the successful filing and permit issuances for each project. Trained construction staff, managed budgets and schedule, oversaw multiple projects underway simultaneously and successfully delivered more than 35 projects by the end of my tenure.
